What do you guys think of Laurel with the current pricing for Plan3 @ 1.02K for California design/1.04 for french model? Are they overpriced compared to rest of irvine for a similar situation?

Insultingly overpriced.
 
do you think the prices will go down for the homes offered in Laurel? It does not appear so. The plan looks better in comparison to magnolia.
 
Funny story, as I was touring through the models with my kid, they said... "These are boring, they have almost exactly the same style and they feel so small".

Compare to rest of new home in Irvine, I think the price for Laurel is pretty competitive. 

Laurel is a true SFR but with a small (approx. 3500 sq.ft.) lot.  It's 100k cheaper than Strada and most of the Laurel's lot are not back to another home.  It's located right next to the elementary school and park, it's a plus if you have young children.  I would think Laurel is a pretty good choice compare to what new SFR that are currently available. 

IF I'm in the market for Laurel, I would serious consider paying $20k to $25k lot premium for those lot without neighbor in the back.  With such a small lot,  that premium is worth every penny.

Also Try to avoid the lot that are located close to north west corner., since it will be closer to the cell tower on the Roosevelt.

 
Laurel is at Phase 7 and as per the sales people, they seem to be selling fast. Not sure if this is true or not.
(Each phase seems to have had 6-7 homes). Does anyone know what is the total tax rate on laurel properties & if the mello roos is included in the property bill so it can be claimed on tax returns on property taxes.
How does the comparison go between Laurel/CV & OH/Strada properties? Any pointers will help.

Location of the Laurel/CV seems like a better proposition considering the proximity to schools.

The only reason I know this is because when I purchased my home, I got two different toilets. One Kohler toilet that works well and the Sterling toilet that does not work well. I didn't understand why they would use a different toilet other than to save money and to justify it being for kids. The bowl is smaller and the flush power is weak. Buying a home makes you notice things most people wouldn't even look at. :p

Sterling toilets suck.  I have to flush it twice for the big job.  Waste of water.  Did they have an option for upgraded toilets?  IP is definitely cheap with these toilets especially for selling pricy homes.

Like Chairman, I'm very particular with my toilets, since in my old house I've lived with a really crappy (yes, pun intended) toilet that always needed courtesy flushes and sometimes required the use of the auger (yuck).  Then in my new place I said "NO MORE!" and did my research and upgraded to a Toto toilet, and now I recommend them to all my friends.  The lowest end model Drake is not that much more expensive than Kohlers, but I've NEVER had to courtesy flush or use any tools due to clogging, even on the biggest jobs.  Professional plumbers I've talked with also recommend Totos.  The Japanese sure know how to design them.  So, yeah, if the builder offers Totos as an upgrade, go for it, you'll be very glad you did.

Enjoy the toilet humor, because we can all relate.  One of my fav all time comedy bits is Richard Pryor/Eddie Murphy talking about all the different kinds of (poop). ;D

Ok, back to your normal real estate talk...

Another thing I noticed about these "crappy" Kohler toilet designs. When the bowl area is not deep enough, there is splash back from the standing pee position which then requires me to pretty much wipe the rim of toilet every single time. Can't wait to swap it out one day. Will definitely go for a Toto. Those are standard in Tokyo.
 
Finally, we made a decision to go with Laurel/Cypress Village. We liked the Plan 3 option at the cost offered (compared to similar ones that are offered at Orchard Hills/GP locations.). Anyone is aware of how good the Cypress Village elementary school is & will be? It was just open this year and it may be too soon to make any comments about the same. Are there any folks here that have purchased @ Laurel? Any pointers/thoughts on which design center options are worthy to be picked with the IP design center? We are thinking of Cabinets/Pre wiring for now.

Congrats on your new Laurel home and you're going to like it here at Cypress Village.

The general consensus here regarding to design center upgrades are do Cabinets, counter tops, electricals through the builder.  Flooring can go either way depends on how much the prices differences between the builder and outside contractor.  But with IP, outside contractor are significantly cheaper. 

I post this "tips for IP design center" at another thread but too lazy to look for it, so I just post it again here.  Hope it helps.

Tips for IP Design Center

After you sign the contract, ask about the complete list of stage 1 options and the stage 1 cut-off date.  The Cut-off date usually came up very quickly and most of stage 1 options like California Room, Conservatory, shower in lieu of bath tub, tech room require 100% deposit.

Obtain your IP Design Center's user name and password asap. Once you have these, you can accesshttp://www.studiochateau.com/and read about stage 2 options.

Stage 2 options are numerous and the list are over 40 pages long.  It include things like appliances, cabinets, knobs, doors, electrical pre-wirings, recessed lights, outlets, crown moldings, insulation etc.  It would be a good idea to studies these options before your fist design center appointment, so you have more time to make a decision on these options and use your appointment time more efficiently.

If you finish your stage 2 option selection early during your appointment, ask your design consultant to show you around about stage 3 options items.  Stage 3 options mainly consists of  countertop, backsplash, tiles, and flooring items.  Look around in the design center and starts to get an idea what do you want to do for your new home.

The way IPDS do thing is that in one appointment they show you the options, let you think over, and make your final decision on the subsequent appointment.  For these stage 3 options, it's really hard to make these selections in these very restricted time frame.  So if you got extra time at end of your stage 2 option appointment, use it to look at some stage 3 options.

The design center used to let home buyers go in and out of design center in between appointment to look at tile, stone samples, but not anymore. You can only go in if you have appointment.  So if you need more time to looks at different stone, tiles, etc here's some more tips for you.

For granite countertops (other than standard free granite kitchen countertop):
IPDS mainly uses Arizona tile's slab yard in Anaheim  http://www.arizonatile.com/  and Marbolis also in Anaheim. http://www.marbolis.com/
When you get there, sign in at front desk and just tell them you bought a home from Irvine Pacific.  Both places have large selection of granite slab for you to choose and both have very helpful and friendly staff.  Here you can look at granite in full slab instead of small 6x6 sample at design center, and it really helps when you looks at granite slab in full size.  What ever slab they have in stock,  most likely you can use it even if you didn't see it at the design center.  Just get the name of granite and confirm with your design consultant about prices and availability.  Once you decided on type granite, you can go back and select specific slab. 

For porcelain, natural stone tile, etc:
Most of selection are from Arizona Tilehttp://www.arizonatile.com/,Bedrosians www.bedrosians.com/locations/view/126/Anaheim_Showroom and Daltile http://www.daltile.com/  All have showroom in Anaheim so you can browse through great selection of  mosaic tile, floor tiles etc.  Arizona tile and Daltile will hand out free tile samples.  Not all the selection are available through IPDS, you need to check with your DS consultant. 

At IPDS, when you see the tile sample with code AZT (Arizona tile), Dal (Daltile), and BTS (Bedrosians), now you know where these tile are from. 

Warning:  When you visit these tile showroom, you will  find out how much these tile coast and how much more IP charge you for it.
 





 
Laurel is selling ok.

They are at Phase 10 now (3 months back, they were at Phase 7)

I just purchased a home in Laurel in October that was a Phase 5.  I was just there last weekend to look at my home's progress.  The sales associate told me they were selling 1-2  homes per week on average.
