Got a call from Maricopa sales, looks like I'm on deck, going over today to look over phase 2 release.  Looks like a $700 increase over phase 1 base prices.  I'm going to pass since I still want to look over Cortona at LA.  Floor plan didn't change much, just want to get a feel of the LA area and see if the price is justified.  I'll mention how the master bath has better execution at Cortona and see if they'll feedback to corporate about it.
When did you register/pre-qualify with them?

Registered at 10:01 am on 3/9, pre-qual on 3/11, didn't see the priority list at Maricopa but was told by them that I was in the top 5.

You should tell them to put the tech/loft spaces in Plans 1 and 2 at Maricopa also.

Asked them about changing/matching Cortona floorplans, they said no, but might install sliding doors instead of the single door out to the yard.

Does anyone know if they are painting the interiors of the iPac projects?

One thing that stuck out at me on the standard/upgrade sheet for LV was that instead of builder white as standard, the interiors will be painted with Swiss Coffee (very light beige). I thought that was something different unless all builders are doing that standard now.

Swiss Coffee has become a standard color for a lot of apartment communities now. Maybe it is cheaper to buy than pure white?

So was painted interiors standard at the other SFR projects in the 2010 Collection? I recall someone asking about paint quotes because the new home was builder white and not painted some other colors?

Anyone know about iPac homes?

Finally toured the finished models.  They skipped phase 2 (harder sell?) and went to phase 3.  Believe lot 15 and 63 are sold.  Lot 63 should have a nice side yard.  The bigger lots along Arrowhead will be phase 10.  I loved their computer blueprint software...  Looks like some of the homes has almost 30 ft setbacks in the back yard, but I think there is a slope that reduces the space.  We're still leaning towards Maricopa plan 2.  Las Ventanas, while efficient, still feels cramped to us.

You've been spoiled by Sonoma and Maricopa. They took 1800ft floorplans and put them in 2500sft space.

What's the price difference between a Maricopa P2 and and LV 2 or 3? $150k?

Isn't Maricopa 2 about $200k+ more expensive than LV 2?

Maricopa Phase 2 info:

Residence One
Lot 62  $788,700 (sold)
Lot 67  $788,700 (sold)

Residence Two
Lot 63  $867,700 (sold)
Lot 65  $873,200
Lot 77  $868,700

Residence Three
Lot 64  $990,700 (7000 sq ft corner lot, sold)
Lot 76  $965,700 (sold)
Lot 66  $967,700

Also left over from Phase 1:

Residence 2
Lot 74  $879,130

Residence 3
Lot 69  $983,954
Lot 73  $983,225

They have no problem selling Plan 1's.  I guess people don't like the pre-selected upgrades in the first phase.  If I could afford plan 3's, I rather spend $7K more and get that corner lot with almost double the normal lot size that spend it on tiles and backsplashes.  I'm eagerly awaiting a quick move in email special for that plan 2 remaining from phase 1.  Phase 1 move-in is June and phase 2 is Oct.  Phase 2 increases over base price is around $3700.  At first I thought it was only $700 thinking they added some premiums for bigger lots but doesn't seem like it.

Toured the plan 2 model again today and noticed this:

I believe I've seen this at another development but wouldn't expect this in a $865K+ home.

Well... at least they tried to utilize the space, but they should have used a smaller door considering it's in the bathroom so it's not going to mismatch with anything.

One big thing we noticed... Maricopa is much quieter than Las Ventanas. More vehicles travel on that toll road than I expected... that totally takes anything out on the west side of their tract out for me.

Like I mentioned earlier, the cars will be accelerating up the freeway, making it more noisy then normal.  Probably get use to it if I decide to live there but will be tired of every visitor commenting on it, not to mention losing buyers/renters if you decide to move in a few years.  I don.t think the lots along arrowhead will be any quieter since the 133 is so elevated.  Again, my main thing is that Maricopa will be walking distance to stonegate elementary, if it wasn't for my daughter I probably consider Maricopa less.

Swiss Coffee was standard at Sonoma.
Is Swiss Coffee really just off-white? I thought it was more of a beige but have been told it's closer to white.

Swiss coffee is off-white.  It's not close to beige.  It is more white than Navajo White that used to be popular a while back.
