Wow, that's some pretty penny for landscaping. Ours will not go over 9K, granted we don't even have 4xxx sqft yard and we only have backyard to worry about.

With Carmel builder landscaper your are paying double the cost but less problems I think .....
My advices is don't go for the cheapest for outsides contractors unless you have a lot of time to supervise them ....
Make sure you get a break down on the list of materials and multiple payments.
My contractor provides me his 3D render design and 2d drawing first to my specifications and we went down to pick materials and plants. It important to see the materials and plants in person and I took back some samples to place in my yards. He provide me three poster sizes drawing with all the materials, plants, lights, drainage, and etc ....

Did you go with a contractor Sonoma recommended or was it an outside contractor? And if you don't mind can you tell me a bit what you were able to do for 50K?
When you said basic for 15K does that include any paving of the driveway and the walkway leading up to the front door or just grass and a few trees to meet the HOA requirements?

Only back yard, would that be Montecito? How big is your lot? And if you don't mind sharing, what are you able to do with 9K? The 30K-80K figure shocked me a bit... i thought one of the benefits of the tiny lots in Woodbury is there is minimal cost associated with landscaping...

Honestly I thought 9K is high, so I am going to get more quotes. Yes it is Montecito, and I think our lot is whooping 3400 SQFT. I don't know what am I going to do with all that SQFT. Mini golf? Bowling Alley?
