Landfill Smell in Portola Springs or Orchard Hills Summit?

NEW -> Contingent Buyer Assistance Program
Summit is pretty much directly west of Bowerman. Toll Brother homes are even a bit northwest, so I don't know where this "the wind blows SW directly over Summit" is coming from. The community that is directly SW of Bowerman is Stonegate and PS portion that is west of Ridge Valley. The rest of PS is either directly south or SE of Bowerman.

I've lived in PS for 3.5 years and haven't smelled anything and we take evening walks almost every Saturday and Sunday.

Right but you have to look at the topography. Wind blows along the canyons and basically follows Bee Canyon Road.

Anyone buying near or in that Bee Canyon landfill (for which I did some IT work for the contractors in their trailer on site in 91 - such a disgusting building site) deserves to suffer those smells . Same with Newport Coast or Bonita Canyon. We haven’t even discussed long term cancer rates!

There's definitely landfill garbage smell for parts of Portola Springs and the Orchard Hill's Summit. There's no doubt about that. It all depends on the wind direction during the nights and early mornings especially.

I know the gentleman whose firm designed the Bowerman landfill and I've had detailed conversations regarding the safety of the landfill. I would advise any skeptics to visit the landfill as they offer tours to explain in more detail. It was state of the art when designed and features redundant safety systems to capture and process landfill gases and leachate. The landfill is Class 3 which means no hazardous waste. I would not have a concern living in any part of Portola Springs because of the landfill.

Daytime winds in the area tend to move northeast and so any landfill smell usually gets pushed inland. Nighttime winds tend to move southwest and so Stonegate and parts of Northwood would be affected more so than Portola Springs. Many people are not aware that Bowerman covers the landfill at the end of each day with soil to minimize odors.

There is a Bee Canyon wash that extends from the Quinterra community behind Lambert Ranch all the way down to the Sage community by Portola Parkway and Portola Springs. If the city does not regularly clean up the plant material in the wash, the bottom becomes a swampy mess that releases an odor that is sulfurous in smell. That may be the smell that Portola Springs residents complain of at night.

The homes north of Portola Pkwy are close to the landfill, so they will probably smell it even without the winds. West of Ridge Valley would be on Santa Ana's path. Probably even the ones around Silverado. But as far as I know, the homes south of Portola Pkwy and east of Portola Springs/Modjeska don't smell it. When we take our walks, part of it is on Portola Pkwy (from Portola Springs all the way up to the trail near 241), and we never smelled anything.

It's a matter of wind direction and moisture for the smell to dominate. Driving on the 241befor or after Portola - either direction - and you get a good whiff of things. You've got to get a strong NB wind for the stench reaches Orchard Hills. It happens, but not often.

Anyone know when Bee Canyon is expected to reach capacity?
