Irvine's Report Card

Irvine gets an "A+" for weather, but can we kindly agree that a D+ for Cost of Living and C for Housing is not an inflation? Both Irvine and Johns Creek received a overall Niche Grade of an A+. I've lived in Chicago and went to college in UMich-Ann Arbor. Weather is definitely a C for Chicago and Ann Arbor. I would say B/B+ for weather is pretty accurate for Johns Creek.

Also regarding Irvine having an "A" in night life... Remember the core of Irvine is the UC Irvine Campus.

That is really interesting... the demographic of Irvine in 1980 is exactly what the demographics looked like in Forsyth County, UGA, and the top high school in Johns Creek in 2010.

I’ll return the favor, picked up a little Korean myself this summer in Seoul - gamsanmida!

83% is Asian and white, split almost 50/50. Not sure I would call that diverse though. Maybe that is considered diverse I don’t know. From a quick google search CA is about 40% Hispanic. Maybe if you added the quantity of Hispanic gardeners in Irvine then that would make it diverse :-)
 
Qwerty, Didn't want to upset Test writing on his Irvine thread so I will post here. Johns Creek City was incorporated in December 1st, 2006. The city incorporates the best neighboodhoods in Duluth, Alpharetta, and Suwanee. The high school clusters are Chattahoochee High School, Johns Creek High, and Northview High.

Hey Panda - did a search for homes in JC on Redfin then filtered by 5+ bedrooms. When I started clicking on the homes all of them had Alpharetta or Duluth addresses. None of them had John’s creek addresses. Is John’s creek not a city??

Johns Creek just built a very nice park in Johns Creek called Calley Park. There are eight pickball courts, 3 Beach volley ball courts and a 2 huge soccer fields. I take my boys and play volleyball with the high school kids every Wednesday nights. This Park seems to be a hot spot where the young kids (high school / college aged) in Johns Creek seem to hang out. It is packed even on weekend evenings.

When they see this Asian man jump higher than them, the high school kids are shocked when they find out my age. They think I am one of them. :ROFLMAO:

My wife and I love the nature. Amicola Falls is a real hidden gem for hiking with family just a 1 hour north of Johns Creek. It is absolutely beautiful.

I didn't really make that connection... Haven't been to one myself to see the demographic.

Mahjong tracks back to previous convos on TI (or IHB) about what Irvine buyers use their garages for and why they need that floor coating.
 
No offense to Panda, but you couldn't pay me enough to move to Georgia or anywhere in the Southeast. If I end up moving anywhere later it'll be to Nevada or Arizona.
No offense taken Trojan. Hope your father gets better. I lost my dad in 2012 and i still think about him time to time. Try to spend as much quality time with your dad as you can as to be able to call your dad is truly a gift.

Yeah, he's in his 70s so even some things can escalate to bigger things quickly. I was able to spend some quality time with him while he was going through his treatments and recovery and plan to see him more often. Thankfully my mom and step dad are very healthy and live close by in Irvine.
 
Interesting to see an old IHB post from March / April 2014. Median Sale Price was $690k which is where Johns Creek is today. Johns Creek's median home price used to be 33% of Irvine's median home price 15 years ago, but today Johns Creek's home are current 45% of the median home price in Irvine. Just 11 years ago, Irvine's median home price is where Johns Creek is today.

In Foothill Ranch it's $648.

The problem is those numbers aren't based on actual sales prices. They are based on aggregated Z'estimates, which are themselves just automated estimates created by a valuation system with a lousy reputation.

What is the Zillow Home Values Index?​
