I agree... but you couldn't even buy that new for $1.1m+ in Irvine... Irvine Pacific doesn't make such functional floorplans.
 
i just called Shea, Jade will be starting in the 800's and Amber will be starting in the 500s. That was all the info they could release. The exact pricing would be available on saturday. 800K for 2,800 puts it at about 285 sq ft.
 
Just saw the models at Jade over the weekend. Really like plan 1 design. Concerned about the oil pumpers on the hillside -- think i saw at least 4 - 5 in the near by hills. Any health issue living next to these? And what will this do to resale value in the future?
Also noticed a bunch of new apartments being built across the street. According to my google search, these are for very low income renters. Will that have any negative impact to resale value for homes in Jade?

Looks like some sort of natural gas processing station. It seems very close to the development area. But more concerning to me is the proximity to the large Olinda Alpha Landfill just up the hill. Yikes!!! The trash trucks must come rolling everyday up Valencia Avenue--though not too different than the truck traffic/trash going up Sand Canyon in Irvine.

Just wondering... but I think $900k to just over $1mil for these type of homes in Irvine is ridiculous... so isn't $800k+ for these homes in Brea just as crazy?

I would have to agree. These new homes are over priced. Now that I know this place is so close to a landfill, my interest dropped to zero.

I think its worse than pyaing 900K for a new home in irvine (especially if you work in irvine). Commuting from Brea to Irvine cant be much fun.

While investigating that industrial area near the subdivision using google and satellite  maps, I saw an OC Register article pop up about a methane gas processing plant at the Olinda Alpha Landfill (http://www.ocregister.com/articles/plant-285152-power-anaheim.html?pic=1).  I then realized based on the maps how close it was to the new subdivision.

Gonna go today to check these out.. don't see my family living in Brea...  MR?  Not in Irvine?  What's the world coming to....
 
Plan 1 was everything we were looking for in a home, except it wasn't in Irvine.  Decent lot size, 4th bedroom downstairs, 3 car garage (tandem ok IHO?), loft, walk in pantry, non-zero lot, no/low mello Roos.  But the minute you walk out of your house, reality sets in when you see the oil horses.  Also the methane and absurdly high Hoa ($254!) really puts a damper on things.  Cmon Irvine Pac, copy their floor plans, we don't need super sized great rooms where it is impossible to furnish.

Now that Pat and Panda have abandoned me, maybe you can be my new iBro.

Nowadays, I'll take any 3rd car garage configuration. I prefer Plan 2 at Jade, same things you like but also has isolated master shower and dual master closets.

I actually like Shea floorplans (their Glenwood models in Aliso Viejo are nice), while some people don't like them as a builder, at least their designs are more functional than Irvine Pacific's.

 
Noticed alot of Asian family pics on display in the model homes...  didn't see too many FCBs (unlike Maricopa) though..  around 4 retirement age white couples, 1 extended asian family, 1 extended white family(!).  Just a snapshot of a not very busy Wed afternoon.  Sales told me they had 5000 people go thru on opening weekend. 

The first thought when I stepped out of my car in the model parking lot and did a 360 of the area?  Bowl of fire...hmmmm

All those grand opening attract a big crowd, most are their for the free goodies and just to look around.  Shea is already offering a 3% broker co-op for all their Brea new homes along with a $10k incentive if you with Shea mortgage at Amber (might be more at Jade).
 
It is funny how different areas have different demographics even though we poke fun at it.

When I went to Summit Crest's model opening in Lake Forest and Birch River's in Aliso Viejo... it was predominantly non-FCB.
