Test, were you priced out of Irvine at the early part of 2012 (the market bottom, in case you have a hard time comprehending) with the ultra-low interest rates? If that is the case, I totally understand you being upset.

Based on test's comment, it seems he is either poor and white or poor and yellow. Cant really tell if he is poor and brown. We will have to wait for a racist response from test to make that determination. Test, can you please clarify?

The last time inventory was over 500 was April of 2012.

Prices getting soft... more inventory, higher rates, less buyers as we move into the Fall/Winter season.

We are still at only about 2.5 months of inventory even with the big rise in inventory (sales volume is up double digits YOY).  That being said, we shall see if sellers will want to cash out and put more inventory on the market.  The market has softened for sure, but I'm looking for inventory to get over 3+ months of supply to get confirmation.
 
Looking to buy a place (preferably a 2b2b townhouse) but every day seems like there is less and less out there :hs:

Of the properties on Redfin, half have been for sale for more than 45 days. Which to take liberty with a thought from Jim Realtor means they're getting mighty long in the tooth for this market.

Essentially, you have a one month supply of homes (those under 30 days on the market) and the 60% are unrealistic on their price or have other underlying factors preventing their sale.

The market, like much of Southern California is way out of balance and it until that corrects, sellers will have extreme pricing power as evidenced by double digit year over year gains.
 
We are at 558 active listings as of 5:30pm.  That puts us at around 2.25 months of inventory which tells you that we are still in a seller's market (not a very strong one as before).  We need to get past 700 active listings to go over 3 months of inventory which is the beginning of a neutral market.  Many things can be twisted around but numbers never lie.  ;)
