If this closes at $169 a foot I'll buy the world a drink. That puts me one step closer to North Tustin.

You and me both.

Get your AMEX black cards ready for those drinks, because the 92705 is in some serious foreclosure trouble. 2009 will bring so much hope for IHBers who follow this area. And to think... it is just beginning.

How much of it is north/east of La Colina and south/east of Newport Blvd?

Bring it on! This is my hometown and I'm waiting to move back! Can't wait for prices to come down to reality.

Most of the foreclosures in 92705 are happening in this area. I would say 50% on one side of Newport and 50% on the other. But I'm not sure that matters as you head up the hill on Newport as I would have no problem living north/west of Newport once you get up there, and there are a bunch of nice homes in the foreclosure process there. Hey, we might be neighbors one day. I have all kinds of stuff to work on cars and you have good taste in cars.

Agreed - I grew up in this area, but west of Newport (near the Fairhaven/Hewes intersection). I was just trying to limit the discussion to that area so that I could understand the extent of the "problem" in the nicer houses/areas.

That would be great. My car hobby has gone by the wayside because of apartment living, saving for a house, and a new baby. I'm looking forward to having a large garage!

Wouldn't a large garage/lot be a nice luxury? Hubby likes to work on cars as well and does all of the maintenance on our 5 cars and one motorcycle. We need a larger garage/lot to accommodate all of them. I've been watching the homes in No. Tustin, but the areas I like are still a bit out of reach. The homes in the desirable areas that are priced fairly are still selling fairly quickly.

Entertainment SHELF. WTF

Redfin listing

I'm not an engineer, but it certainly seem that there would be some problems with the fireplace below the electronics. There has to be a reason why this is the first time I've seen this solution to the focal point of a room. Good find.

What's a "plumping linking problem"? Sounds like a sausage problem?

I don't understand how the seller is allowed to not provide a termite report. I thought under California law the seller is required to provide a clear termite report.
