<p>You made mention of Camden and Avalon in comparison to IAC. These pictures are taken today. </p>

<p>The first is Camden. Nice comparison to IAC. Man you know your RE in Irvine. Comparing a IAC complex with a Marriott Residence Inn ? The second picture is Avalon. Looks like a vacant lot to me. The nice Shea nightmare called Calypso is the ugly thing in the background. Hopefully when they get the Diamond Shopping center completed Shea will figure out what they are going to do wih this project. Your starting to show the effects of being a troll and resorting to personal attacks..</p>

Blt, Camden @ main and jamboree is the name of the apts which is the 4 story structure on the corner of main and jamboree. Behind the apartment complex and souplantation is the residence inn which is the 7 story structure. The two seperate facilities are sharing the monument sign space.....idiot.



I know the rents at Calypso because the simple fact is that these had been constructed to a condominium spec which would imply a more luxurious finish which would translate, in the developer's mind, to high rents. I know avalon is pro formaing high rents as well, it's obvious to us real estate educated folk that the cost of land in the IBC, type of construction, and the reputation of AVB, that they are going to aim to be or forced to be at the top of the market.



Again, i'm not saying that these higher rents are justified, to the contrary, they (camden) are going against the market (set by IAC) and have been paying for them in horendous occupancy, which will likely be the fate of AVB and Shea, more so shea.



You were that desperate to try to prove me wrong you went out and took pictures? It feels so good to know that i have this kind of affect on people. Dance puppet, Dance!
 
Look, nothing i'm saying is untrue (except the personal attacks, which i admit are immature) or not grounded in a "profesional" opinion. Especially about the location or what the function is of the Camden building on the coren of main and jamboree

My lease comes up again in the spring.

And what I see on Craigslist looks like prices are off

considerably. They are offering 2 bedrooms now for the price

I am paying for my one bedroom with attached garage.



And that unit next to me that was vacant a year ago.

Its vacant again. The nice Chinese couple were there for maybe

4 months.



IAC must be feeling the pinch in this economy too.
 
My lease expires next month, IAC started with a zero increase and we ended up with a $100 discount and an 18 month lease..
 
OC Guy - Peter and I live in different IAC complexes... we both started out with a renewal offer at no increase and we both negotiated $100/mo discounts. I'd say things are looking up for you.
 
I initially got a 1bed + 1den over at Quail Meadow back in late Sept for $1,660 a month but wasn't using the den so I downgraded to a 1 bed unit withing the 30 day guarantee period. They are offering the 1bed + 1den now for $1,610 a month. I'm now paying $1,440 a month. I noticed that they are now offering my unit for $1,405-$1,420 a month if you are willing to sign a lease of 13-18 months (my lease is for 12 months). I'm thinking they may be offering the lower rate for longer lease terms because they see the writing on the wall of rental rates coming down over the next year or so.
 
I agree with Socal, there will be more pressure on IAC to lower leases as more new apt buildings are constructed, take jamboree between main and Alton for instance...coupled with the fact that the Irvine Industrial and Business areas are becoming ghost towns..
 
Usc, you're right, they are trying to lock Residents in for longer terms...

It depends on the indivudual as to whether it's a good or bad thing to sign a long lease, we have lived at the same place for 2 years and really like it, especially the location so I'm happy....
 
With interest rates headed to 0 and commodities falling back to earth, there is no inflation in the short term...there should be no rent increases. Play hardball! Or tel Bren to start actually reading his WSJ instead of recycling it.
 
I'm actually thinking about renting at an IAC property. It's called Turtle Rock Canyon up in the hills. The prices aren't that bad and they are the only place I know that pretty much has everything from washer/dryer in the units, your own garage, granite counter tops and they take large dogs. I'm actually looking at there 2 bedroom low income unit at $1673. Not bad for a 2 bedroom that has everything except the granite counter tops. Oh well. I can deal with not having granite. Washer/Dryer is a plus though!
