Hello and welcome OC house hunter,
To answer your questions:
1. You do not NEED to have a license to buy or sell a home. You can find purchase contracts to fill out (either online or at a B&M store such as OfficeMax), or even ask the listing agent to provide you with one. Likewise, you can sell as a "for sale by owner" listing on various sites.
2. If you are interested, I'd strongly suggest SoCal's IVC recommendation. One tip, though: be wary of the recruiting aspect of it, but all-in-all, good information.
3. If you do choose to get a sales license, you will need to hang your sales license with a real estate broker in order to practice. There are tons of brokers to choose from: some brokers charge lower fees, some offer more benefits, so again check and see what suits you.
4. If you choose to get a brokers license, you do not need to hang your license with anyone to practice (but you may still choose to hang it with another broker to take advantage of their leveraged benefits).
5. You don't HAVE to become a realtor to practice.
