Hello!

I am interested in getting CA realestate to buy/sell my own house. I am wondering if anyone can give me some tips/links on what is the requirements and where can I take some class in irvine?

Thank you!  :D

Just take a course online for $100-$200. Then take the ca real estate test.

Good luck - you might be the next Donald Trump.  ;D

Hi guys! Thank you for the reply. I still have some questions. If I decided to take some online class and take the broker exam, can I become a sales agent?

Also, i know you need to have working experience to become a broker, is that something I will need in order to buy/sell a home or I can just do it with sales agent license?

Thanks so much!  :)

You also have to pay to become a realtor through one of your local realtor associations.  The member with the realtor association will provide you access to MLS so that you can list your home for sale.  There is a one-time orientation fee along with annual fees to remain in the association.  If you do any transactions for anyone besides yourself, I'd HIGHLY recommend getting E&O insurance.  As a broker you will also be responsible for maintaining a broker account and your closed files for the DRE to inspect (randomly selected).

Hello and welcome OC house hunter,

To answer your questions:
1. You do not NEED to have a license to buy or sell a home. You can find purchase contracts to fill out (either online or at a B&M store such as OfficeMax), or even ask the listing agent to provide you with one. Likewise, you can sell as a "for sale by owner" listing on various sites.
2. If you are interested, I'd strongly suggest SoCal's IVC recommendation. One tip, though: be wary of the recruiting aspect of it, but all-in-all, good information.
3. If you do choose to get a sales license, you will need to hang your sales license with a real estate broker in order to practice. There are tons of brokers to choose from: some brokers charge lower fees, some offer more benefits, so again check and see what suits you.
4. If you choose to get a brokers license, you do not need to hang your license with anyone to practice (but you may still choose to hang it with another broker to take advantage of their leveraged benefits).
5. You don't HAVE to become a realtor to practice.

Hope this helps some.
Thanks and good luck,
-IrvineRealtor

That's not so. A four year college degree and you're exempt from the work requirement. A two year degree and you can knock a year off. It explains all that in the link I posted.

I happen to be a former student of Professor Frank Pangborn. I liked him. I'd say in my book he's one of the top two best instructors in the Business Sciences Dept. (The other being Terry Thorpe, if anybody here knows him.)

I had thought that CPA was an exam based qualification, not a professional association.

Could a CPA clear this up?

Correct. It's a four part exam. You need to get higher than 75% correct on each part. The main professional organization most cpas join is the aicpa, which would be the equivalent of the NAR

In order to become a certified public accountant, you are also required to have minimum of 2 years of working experience, education requirements, and passed 4 parts of the exam.  :)
