The toxic area with the TCE plume is near hanger 296 down on the lower left corner of the great park near the orange balloon. This first phase of homes is north of irvine blvd just east of SG
 
OC Reg had a list of builders in today's paper:

K. Hovanian - 55 homes 2462-3540sft

Lennar - 217 homes and detached condos 1763-2839sft

William Lyon - 83 homes 2207-2590sft (I wonder if these will be like The Branches and Willow Bend)

Pulte - 46 homes 2903-3377sft

Richmond American - 88 detached condos 1873-2535sft

Ryland - 51 homes 3165-3727sft

Shea - 103 homes 2478-2829sft

Taylor Morrison - 83 detached condos 2158-2481sft

That should cover the first 726 homes being built in the first neighborhood, called Pavilion Park. September is when they should start selling... and the theme is "American Heritage"... different from IP's current Mediterranean (read: earth tone stucco) style. There will also be one-story homes available (must be thinking about my knees).

I doubt there will be any 3CWGs... but who knows.
 
The American Heritage sounds pretty appealing.  I can go for a white house with blue shutters, white picket fence.  My question-  does it come with 2.3 kids and a dog?

I'd like to see the models and the quality as I drove by there yesterday and they only seem to be digging the trenches.
 
Who is going to know the comparative reference to Central Park in the LA times article. The buyers are clueless and the better examples are Forbidden City or South Coast Plaza as a scale comparison.
Who cares about American Heritage. Drop the red white and blue styles and go with red and gold socialist heritage styles. To justify to the Caucasian buyers the colors are USC inspired. Great Park is making a fatal mistake by introducing the styles Chinese buyers hate. Caucasians can't afford them so why introduce a white picket fence instead of a Great Wall.

Great Park developer FivePoint Communities' is a joke. They can't seem to ramp up development and sale of the planned houses. I think they lack adequate financing for the entire project.

Now is the great time to build and sell fast like TIC! Fivepoint will soon miss the boat! Losers

Wow, most of them are 2200+ sq ft SFRs.
No attached condo and apartment craps like IP built communities.
Maybe this will be "A" class village.

All kidding aside this may potentially be a good project and priced competitively. Competition is good. Rockefeller's monopoly prompted the government to dismantle his company in order to fuel a healthier economy.
 
They showed a picture of one of the model renderings (I think Pulte) and it looks exactly like one of TIC's stucco Spanish style homes... the writer wrote "What happened to American Heritage?".
 
On the Pulte Website they have floorplans for Hawthorn but no renderings  :(

They have a one story home! I've been waiting for new homes in Irvine to roll out in single level plans. These floor plans seem very promising. Maybe TIC can take some pointers.

How come on plan 2, all I hear in my head is Zork text saying "You've entered a small room and see four doorways" 

Plan 1 seems the most open and rather old fashion wasted ranch house hallway.

Plans 2 and 3 really make me think Zork "you're in a maze of twisty little passages all alike"
 
I would totally recommend buyers for this product. The plans are promising. I would choose this Hyundai Genesis than a baby Mercedes.

I love single stories as well but Plan 1 is odd to me.  I don't like how the kitchen is pretty much to the left of the front door.  I would have preferred if the great room and kitchen swapped places.
 
Extended California Room?  At least they didn't call it Super California Room.  Where's the California Garage?
