Irvine & "almost Irvine" builders are bending over backwards for that sweet sweet yuan. It's like they're the only demographic willing to pay these insane prices.

Sadly I haven't seen the Toll Brothers representative at any school board meetings to rezone these homes to nearby Trabuco Hills HS.
With these properties zoned for El Toro and the lack of safe walkways or bike lanes the price is way too high for my family's safety.

Did you ever go to the location? It is literally just below the 241, you can count the cars passing by from your "garden" if your neighbor is not too close to you.
 
You got more cars on Jamboree, Culver, Jeffery and Irvine Blvd than that toll road.  The toll road is pretty much dead after 7pm.
You can't hear anything inside your home.  It's not below 241, homes are built close to the park, not the toll road.

Really?  Its not next to the 241?  thats a flat out lie.  Anyone could simply look at google maps and see the 241 is LITERALLY right next to the tract.  I drove to look at your homes.  I literally did not stop but rather made a U-turn out as soon as I saw how close the 241 was.

 
When visiting these homes I tried to determine how bad the toll road noise was but couldn't because there is too much construction noise going on.  It drowns out the toll road noise.

I guess you could go early morning or late night when the workers have gone, but these are not prime times for the toll road so hard to tell the impact exactly. 
 
And it's not all about the noise level, I'm pretty sure it's worst to be next to Irvine boulevard.

But the location is very poor and it feels cramped maybe the 3 levels homes don't help. It's slightly offset by the price but not enough for me personally.
 
Visit Lexington at Parkside and buy your dream home at approx. 350 per sq ft.  The best value for a new home in O.C plus there is no Mello-Roos.
