wow, 2k sf on an acre in old lyme for $275k. but well and septic.



do you think it is because it is on 1/9 and there is traffic?

Well and septic is pretty standard unless you live near a city center. I'm sure it's because of traffic....BPR is Route 1....can you say BEACH TRAFFIC ?!

yes, having sat in it, I can. and all that to get to a beach that isn't that great (the public beaches. I'm sure that the private ones are nicer).



still, unless the house is right next to the 1/9 (depends on how old it is. It is always amusing to see the 1820 house where the porch steps end on the road), you could plant a row or two of poplars to block the sounds.

These seem to be the trend in the newer Irvine communities.



Quail Hill has houses like these but on most models they are just gates which makes sense since you can see who is there from the door. For the ones that actually have a 2nd door... you have to walk out of your house to see who is there.

Wow! They must read IHB. They have a near life size model of Ipo (above), and they have a portrait and shrine of BK (below)...

Too bad they are late comers to IHB, and are losing $65k+ on the place. Better late than never... I guess.

My realtor took me to this house back in July 2008 so despite the 46 days on Redfin, this house has actually been on the market for a long time. The house has many unusual decorations, like the life sized samurai, and the way it was furnished looked like it was a staged model that no one lived in. It is a single storey house which is very unusual in Irvine so it may appeal to some older buyers.
 
Glad to see realtors still think we need help visualizing how a tub works. Really if you are going to stage it for me I want to see one of those tub racks with a glass of bubbly, a book, some candles, a spa pillow, maybe some bubble bath or floating rose petals.

It's a dragonfly....but I'm more so interested in the upper left corner. Is that a traffic signal I see??? Oof. Photoshop alert !!!

You think they drew in the pine trees? This picture and the other outdoor ones actually have a good 3-D effect going on. Why is it that every house in Westminster has power line views from the backyard. It's amazing.
 
I've been trying to figure out what that little "doorway" under the stairs is for. Maybe a troll lives under the stairs.

I guess it could be the "cozy family room" referenced in the listing. We all know "cozy" is code word for "cramped".
