You are quite correct, as usual bk, but I think you cheated a bit by looking at the plan 1 across the way (which has only two bedrooms and I think has very very bad feng-shui - good exterior balance in the front, but interior is very lopsided with kitchen in the wrong place.)
I'll have to give you a harder exam next time.
The low roof over your garage opening is what gave it away. The same low roof also wrapped around to the side next to your sideyard. Your secondary BR window looks out to it. Your water heater is centered on the back wall of the garage in a niche. There is a post next to your washer and the dryer to the right next to the door.
The roof tile is Eagle roof tile with a joint seam at the top of the barrel tiles. There is no variation in the tile color. This is the only project Cal Pac did with brown roof. Very few projects in Irvine have tile seam at barrel.
Do you have the inside scoop on these things in South County too?
Okay, 007 Trivia question. Is "You Only Live Twice" the movie where 007 takes off his belt holds it under the a little waterfall thingy and the belt stiffens up and he uses it like a police baton to beat up the bad guys?

I think Irvine Realtor also has a green awning over his master BR window and the fabric is a little bit sagging. I am not sure if he has planter pots flanking his front door. His front door faces north. I think there are a bunch of Asian women living across the street from him in the bad Fend Shui house he referred to.
