Why buy 1 expensive depreciating asset when you can get 2 in a single transaction? I wouldn't differentiate the 348 either. Let folks hope it's a 360 or something else you can actually live with. Anyone wanna guess why a car approaching 20 years of age only has 10,000 miles on it? Just wait till the new owner gets a quote to change the oil in that dry sump system (and the oil filter on top of the engine). Then imagine the look on his face when he gets a quote for the timing belt, which only lasts 3 years and which requires removing the engine from the vehicle!

In escrow does not equal sold. There will be lunch and beverages today, and open house on the weekend until contingencies are removed. This helps the seller find suitable interested buyers to make backup offers, and also serves to make sure buyers proceed on their end in consummating the purchase.

Graph and I showed up, and while I declined vodka in the middle of the afternoon I do now know what Diet Redbull tastes like. It isn't half bad! Thanks IR2!

I also finally got to meet Ipop himself, and no, he is not the same human being as IR2.
 
I went to two in Woodbury:

85 Lamplighter

There was actually some traffic--mostly Asian buyers--walking through. It's your basic Plan 3 Stonetree Manor home, half a block from the Commons. Not much in upgrades except the kitchen counters and stainless steel appliances--is granite standard? Hated the carpet in the bathroom--big no no in my book. The woman agent there mentioned it was a short sale and "priced to move." I think it is only $10K less than a brand new construction for the cheapest plan 3's in the next phase.

Also, if you are a fan of Stonetree then you should also check out the neighbor down on 111 Lamplighter. They have a plan 2 but are directly across from the Commons.

I actually like these Portisol homes in Woodbury. This home has great curb appeal, nice stone work/concrete steps and gardens out front. Not sure which plan this is-- 2000 sqft, 2.5bath, All bedrooms upstairs. Kitchen looked good with granite and newer looking appliances, bright and big back yard (3800sqft lot) for Woodbury standards and even your own driveway. Downstairs flooring upgraded wood, upstairs was carpet. Upstairs rooms and bathrooms were all standard fair.

I wish I saw 70 Loganberry, neighbor of the above home, before they went into escrow since this home is probably too small for my needs.

I also tried to see one in Tustin Ranch but there was no agent there--very disappointed. I didn't bring my own agent so I couldn't access the lockbox.
