1. House area should not exceed 40% of lot size.
2. Front setback should match the house width.
3. Garage width should be 40% or less of house width.
4. Rear yard depth should be house height + 50%.
Good luck finding this in Irvine new construction today.

Good. I don’t care what the reason at this point. Here’s hoping for another 500k drop. That should pressure the ones around it. The fact builders are now listing on Redfin and Zillow is a good start, but I still don’t see the price drops needed to avoid the pitchforksTheir initial listing was a bit high and they were unfortunate to list at a bad time. Rates jumped quite a bit after Trump started the Iran war on Feb 28th. Spring would be the best time to list, but Trump screwed them with his war. Oh well.
You need at least six baths if you’re turning it into a boarding house, brothel or birth hotelI don't see the point of 6 full baths. In fact, I would stay away from it for that. And Cielo home are 4.5 baths, which is perfect. Guests only need a powder room, not a full bathroom. Well, I guess 4 baths + 2 powder (1 downstairs and 1 upstairs) would better than 4.5 baths.
