BKShopr on the old IHB had a few rules regarding ideal setbacks and lot sizes:

1. House area should not exceed 40% of lot size.

2. Front setback should match the house width.

3. Garage width should be 40% or less of house width.

4. Rear yard depth should be house height + 50%.

Good luck finding this in Irvine new construction today.
Even BK has to adjust with the times:

One of the floorplans even has a toilet over the kitchen. :(
 
The new-home smell is too strong to resist. Each year, buyers pay more, only to get less. Reduced setbacks, narrow lots, motorcourts, 3-story homes....
 
105 Drumbeat is on a smaller lot, 4842 sq ft. For families that want bigger sq ft and not care about high ceiling, 104 Sunnybank is better. It should be Plan 3X with the bonus room. 104 Sunnybank should also have better resale value. Not sure if the Azul Plan 3X has the optional Outdoor Living + Covered Deck. If it does, then it definitely wins.
