I am biased since I have lived in Portola Springs for many years.
Pros:
- Diverse community (Elementary school ratio of Asian to other children is 1:1, Stonegate is 3.5:1 by comparison). Even within races there is tremendous diversity and open-mindedness.
- Many young children that participate in youth sports. Our girls end up on teams of almost all Portola Springs kids. Portola Springs has a top swim team.
- Secluded from the city with rolling hills, curvy streets, etc.
- Mix of new homes and older homes (some built as early as 2007)
- Ability to be a move-up buyer for the next 5-8 years and still buy new
- Better value than most other newer parts of Irvine due to tremendous competition from new construction. IMO this means more room for appreciation once new construction is complete
- Lower mello-roos than any Great Park community.
- Neighbors are very friendly. Our friends in other neighborhoods say they don't even know a single neighbor's name. Our children play in the alley with 5-10 kids their age.
Cons:
- Major streets and other communities (Lambert Ranch and Pavilion Park) bifurcate the community.
- While elementary school and high school are close by, the middle school is all the way in Cypress Village with no apparent plans to build a closer middle school.
- Many homes are close to the toll roads
