Hello -

We are in the process of busying 2nd sale home in  portola , it is a single family with 3bath 4bed , after we visited trellis court  and legado the final phase done and phase 2 legado come soon.

Can any one suggest the portola is a good community , the SQFt  439 $.

Any suggestions helpful.

Thanks

I have no doubt now--you are "YellowFever".  8)  . Going back to the question,  I completely disagree what YellowFever said--it is definitely not "BMW of Irvine", but it is also not "Hyundai of Irvine" either. BMWs are: Turtle Rock, Turtle Ridge, Hidden Canyon, Shady Canyon, Quail Hill, parts of Laguna Altura. PS is Honda/Toyota of Irvine along with SG/CV/WB.

Thank  you  for the response, yes this is  near to lOMA park , we liked the area is very calm and decent. We are first time buyers and have 1 elementary school kid. It was listed for 925 and we offered 910000,  we didnt get it , should be more aggressive, at this time im not sure. BUt we liked the home.

I am biased since I have lived in Portola Springs for many years.

Pros:
- Diverse community (Elementary school ratio of Asian to other children is 1:1, Stonegate is 3.5:1 by comparison). Even within races there is tremendous diversity and open-mindedness.
- Many young children that participate in youth sports. Our girls end up on teams of almost all Portola Springs kids. Portola Springs has a top swim team.
- Secluded from the city with rolling hills, curvy streets, etc.
- Mix of new homes and older homes (some built as early as 2007)
- Ability to be a move-up buyer for the next 5-8 years and still buy new
- Better value than most other newer parts of Irvine due to tremendous competition from new construction. IMO this means more room for appreciation once new construction is complete
- Lower mello-roos than any Great Park community.
- Neighbors are very friendly. Our friends in other neighborhoods say they don't even know a single neighbor's name. Our children play in the alley with 5-10 kids their age.

Cons:
- Major streets and other communities (Lambert Ranch and Pavilion Park) bifurcate the community.
- While elementary school and high school are close by, the middle school is all the way in Cypress Village with no apparent plans to build a closer middle school.
- Many homes are close to the toll roads

Don't forget about all those parks, trails and open spaces.

Good point. The last 4 times we've gone to the pool we've selected a different pool. There are so many to choose from in PS.

Portola Springs doesn't get the respect it deserves.  Having bought new and lived here for a few years I have no regrets regarding the community.  We have great neighbors and two pools close by to choose from.  I've read horror stories about overcrowding and questionable behavior at the only pool in Pavilion Park, but so far no such problems at either of the Portola Springs pools I use.  Looked at Pavilion Park when we bought our house, but could not justify the mello roos.  Like paperboy, we have great neighbors.

So PS is now the Rodney Dangerfield of Irvine?

I do agree that PS sells at a discount but the benefits are pretty good.  It actually has a diverse community and plenty of young families.  Not sure about future Irvine appreciation.. but in terms of living, this is the type of community you want your kids to grow up in.  Every community has it's pros and cons.

Thank you everyone for your inputs and suggestions, i like this home because it is in a quite street (from freeway) , i like hilly and scenery  of course.and i see young kids playing while i was driving in the community , i like the mix of the school as well.

We may need to wait , as seller is looking for more offers

Isn't the toll roll near by? I think young kids play outside and it's not PS specific. I won't comment on your mix of school comment.

I'll just throw this out there for you or anyone else that's interested....I'll have a Las Ventanas Plan 2 single family detached home listing on Los Indios away from the toll road coming up near the end of the year priced in the low/mid $900s.  The home is more upgraded than the one on Jackrabbit.  Let me know if you would like to schedule a private showing of it.

@ USCTrojanCPA, Yes i was talking about 33 jackrabbit,  When will you able to show us the property you are talking about?. We did not give any counter offer.
