Bren's Vision

Pepper trees is a predatory tree. The dropping of sap and leaves are poison to kill and stunt the growth of plants at the trunk of the tree so it can monopolize all the nutrients in the soil. That is why grass and weed seldom survive under a Pepper tree. It is not from the lack of shade but from the harmful debris from the tree. Human and pets are not affected.
 
He never liked Jacaranda. The jacarandas along Irvine Blvd. between Culver and Jeffrey were before Bren's time. It was the time when the original Irvine family was in development and Ray Watson was the planner.
 
<p>Are those Coral Trees at the entrance to Crystal Cove?</p>

<p>They are very primitive and beautiful, but I don't recall seeing them elsewhere on The Ranch.</p>
 
Botany question: Does anyone know what kind of ground cover they have at Woodbury? They planted them in a little grid and, now, with their growing in, they look less grid-like.

<p>I LOVE the jacarandas...</p>

<p>What was Bren thinking by liking pepper trees? They are terrible! They grow like weeds and are nearly impossible to eradicate. I saw a show on them and how they are destroying the Florida Everglades. To eradicate, the tree and a great part of the top soil must be removed because of all the seeds it drops.</p>

<p>However, it is a real joy to drive along our freeways in May and June and see all the jacarandas in bloom. It is like a sign which says "older neighborhood with normal house and normal lot size located here!"</p>
 
City of Irvine has a water conservation ordinance for all public area vegatation. Jacarada is not a native California specie and it consume too much water while Pepper is a drought tolerant. The Jacaranda trees were planted during the late 70's without the law of water conservation.

Not sure - not me personally, but it's a townhome (legal condominium).
 
There should be 2 associations if you live in a TIC village. The home assocaition controls all the area behinds the back of the public sidewalk. This area could accomodate a non drought tolerant tree. The parkway betweem the sidewalk and the 6" concrete curb and gutter (next to the parked car) is the area under water management restriction.

<p>I regularly read IHB and find your blogs very informative. I am interested in purchasing a William Lyons home at VoC Grove off Harvard, Ciara Plan 2 with the center courtyard to be specific, because I think both the plan 2 and plan 4 are well designed. However, it seems that many people consider VoC to be subpared to other communities in Irvine. But given that the neighborhood falls in the Irvine school district, relatively cheaper than Woobury, centrally located, and shares many of the common amenities with its Irvine neighbors, I would love to get your take on this development.</p>
