Anyone knows what else besides hotels is coming to this spot in GP?

Looks like there will be a potential traffic impact.

On one of those city links to traffic study, it does show potentially 133 exiting at GP.  Wonder if they took that into consideration, plus any potential change to the plans (like changing, increasing residential density within GP)
 
I miss the old opinionated BKshopr.  Bring him back.  While this is good information, no flavor, needs salt.

Because of more traffic? Well, I don't know, but I think traffic in Irvine is not that bad to be honest since I'm originally from where there was much worse traffic situation so I don't really worry too much about it. If you grew up here or OC, then yeah I can see where your complaints are coming from though. I think this is one of the reasons why TIC is against 5P's cool ideas so that Irvine stays where TIC kind of intends to be which is safe and hassle free city. We'll see where it goes. Hopefully TIC tackles strategies to be more traffic-free even in the midst of these plans.
 
Regardless of what's built, more office buildings, apartments, SFRs, condos, cemetery, there's going to be more traffic. I don't think anything is going to be left undeveloped if it's been zoned for commercial or residential be it owned by Irvine Co or Fivepoint.  Some areas will move along quicker while others will lag.  Even open preserve spaces next to QH/405 or PS etc, can be rezoned and built out once it gets through the red tape.
