Interesting find Freedom. Initially I thought "you have got to be kidding me with these pics." However, I'm wondering if the agent is trying to show all of the worst things so that an investor might think "well, that's not so bad."

Well, clearly the listing agent wanted to make it VERY clear that that's a tear down or major rehab. You are basically buying just the lot there, IMHO, although it is a rather large lot (.91 acres).
 
I like that there's more photos of the tear down place than there are for other listings pushing a million dollars. Perhaps the agent is trying to limit his liability by doing "full disclosure" up front.

Nope, not an REO... yet. They just got their NOD in late June. They put 10% in 08, and think prices have gone up more than 5% since then. The question is... what comes first... the short sale price or the foreclosure? Who said it was a great time to buy in 08 again?

What do you expect from a ten bedroom house that only costs a third of a million dollars (sold for $335k after I posted the listing)?

I'm sort of cheating-I suspect the house has unpermitted additions that add to the square footage and to the number of bedrooms, and they are counting them to the latter but not the former.



However, there are 15 houses total for sale in Riverside with less than 1,250 square feet but also have four bedrooms (including one with 962 square feet, although the rest are 1,100-1,250 sq ft). There are also four with five bedrooms and three with six bedrooms, all less than 1,800 sq ft. There is only one house with seven and one with eight for sale in the entire city (and thousands of square feet; the eight bedroom one is a 10,500 sq ft mansion).
