Altair - new Irvine luxury housing by Lennar/Toll Bros - not Great Park, not TIC

Thoughts on the Vistas (by Toll Bros) vs Altair?  Seems like each place has its pros and cons.  Wonder if pricing would be comparable to Alta or Bella.  IRUSD > TUSD but location Orchard Hill > Altair (due to proximity to potential cemetery, landfill and jail)

I'm surprised they're going to go big and high-end in this area.  Other than proximity to the new high school, which has yet to prove it self, the proximity to the jail and cemetery along with few, if any, views lots are huge negatives. Unless they really under-price these homes I don't see how they can attract buyers. There are plenty of options around the $2M price range while the number of buyers are way fewer and way pickier.
 
Orchard Hills neighborhood #3 would be a better comparison to Altair than Orchard Hills neighborhood #1.

1. OH1 does not have condos but Altair has, so is the OH3.

2. OH1's Amelia, Trevi, and both Vistas all top out over 5,000 s.f., Alta Vista even top out at 6,000 s.f., but the Altair's biggest model only top out at 4,915 s.f.  And in OH3, the largest home come out later probably will also be under 5,000 s.f.

3. Both OH3 and Altair are zoned to IUSD. 

If compare OH3 to Altair, the two most significant differences are death and taxes.

Altair will have a unobtrusive view of the cemetery and significant higher MR taxes, maybe as high as 2-3 times more than the one in OH3.

Altair's largest is 6,625 Sq. Ft.

These beautiful homes will get VIP seat views from their courtyards of the beautiful tombstones.

Also, there is a new dedicated all low income housing project opening up next to it, Anton Portola. I know there is a need for affordable housing in Irvine, but personally, I think its better when you scatter a few units in each market rate apartment complex rather than have a whole project be all low income. They usually start off pretty nice when new, but eventually degrade. Most of the New York housing projects were like that. Started off as decent workforce housing for honest working class/blue collar folk, but then gradually, criminal elements moved in, buildings fell into disrepair, drug deals, gunfights, stabbings, etc. Maybe wouldn't happen in Irvine.

I wholeheartedly believe this low income housing apartment will rot eventually. The people who will live here will be the rejects, the "never was", the dropouts, the walmart/grocery store food baggers, they cart-pushers, the salon hair dressors, the molly maid who scrubs your toilet, you name it.

Overall, I do believe housing projects do degrade over time, but there are famous people who came from the projects and "made it out"-- and not just rappers and pro athletes!

for example, Sonia Sotomayor, US supreme court justice, Lloyd Blankfein CEO of Goldman Sachs, Howard Schulz, CEO of Starbucks, Ursula Burns, CEO of Xerox Corp.

All the Toll Brothers homes are between $15k - $19k MR per year.  That's like a $40k annual prop tax bill for the big ones.
 
From my personal experience and neighborhoods, overwhelming number of them are native educated Doctors and Lawyers.  Mostly Surgeons, ER, Dentists, and Other Specialists that work in Orange County.  Others are real estate mogul Persians and business owners and wealthy families from Taiwan, China, and Korea. 

btw, what is the average total compensation for medical specialists these days?  I think it's typically between $300,000 and $550,000 (general practitioners are around $200k to $250k).  Law partners are probably $300k to $1mm as well.  If dual income, your total household income can easily reach >$500,0000.  You can more then afford these homes.

Alara: 4.3k sqft to 5.2k. 3 models with "Elite" option for 3rd floor. modern/contemporary. (styling very similar to some of these custom/small batch Costa Mesa/Newport homes I've seen before). elite models with 3 story foyers will be pretty stunning. (31ft to almost 34 ft ceiling). will make quite a statement. think somerset but grander. comparable is lexington (grand teton) over at lake forest but again, much grander.

Estrella: largest homes. 5.2k to 5.4k. similar exterior design to what you'll find at Hidden Canyon and other Toll communities. some nice floor plans but at this size

6 communities. Aurora, Celestial, Eclipse, Lumiere, Solstice, and Starlight (seeing a theme here?)

smallest at 2.5k sq. ft. with largest at 6.5k (finished basement with media room, lounge, and 6th bedroom)

Solstice: 2.5k to 3.3k. looks to be smallest. guessing its motorcourt base on render. largest plan 3 has downstairs suite with own bath/WIC plus still have space for loft upstairs. home is side entrance. probably going to be the "value" play for most.

Aurora: 2.9k to 3.3k. looks to be motorcourt too? plan 1 at 2.9k will not impress anyone with its exterior look but its a large enough home with all rooms with ensuite and WIC. plus loft. (only 3 bedrooms though at 2.9k. yep). plan 2 is similar but manages to squeeze in a 4th bedroom at 3.5k sqft. goodie. has foyer open to 3rd floor bonus room similar to somerset (but smaller in scale). plan 3 has private inlaw suite with private entrance.

Starlight: 3k to 4.3k. quite a range. pitching models with 3rd floor bonus room as "sky room". plan 1 has master downstairs. plan 3 has private inlaw suite. plan 4 has a very well appointed master bath. at 4.3k for the plan 4, it has only 4 bedrooms.

alright too lazy to go over all of 'em so gonna skip straight to the talk of the town...Lumiere with the 6.6k home with a BRIDGE to your deck along with a FINISHED BASEMENT

Lumiere: 3k to 6.6k. residence 4 with 4x option of finished basement. highlight also includes a 2nd story bridge from loft (overlooking your courtyard, or basement courtyard if 4x), connecting to the covered deck along with open deck. swanky as F for entertainment. both 4 and 4x screams entertainment home. bedroom 5 has its own private entrance but room isn't connected to main home. loft is also huge at 24x21. either of these homes are modern and will make quite a statement for guests.

plan 3 and 3x are also similar to plan 4 and its 4x brother. 3x gets you the basement. plan 3 differs with its private in law-suite/unit with private entrance and private living room/dining room. semi connected to main home via covered patio area.  in-law suite is probably not the right word. accessory dwelling unit? *shrug*

above the ADU though is a mix of open and covered deck. (with the covered deck right above the private bedroom.. so if you're thinking of stuffing the grandparents there, you may not want to have a night of entertainment while the parents are turning in early).

both plan 3 and 3x has a styled interior bridge too, connecting loft to other parts of the home.plan 3x basement is also a bit smaller than 4x, but still plenty big with a lounge, game room, kitchen area, 5th bedroom, powder room, and wine cellar (plus all the pump rooms - just like what I miss seeing back in the midwest).

whoever ends up grabbing one of these, please invite me over for the housewarming party. ill bring the moon cake.

plan 1 is essentially a 1 story home with a 2nd story covered deck. its pretty swell if you want a 1 story living with 2 master bedroms. (though its only 3 bedrooms in total for a 3k sq ft home.

plan 2 is typical large home and very standard compared to plan 1, 3, and 4. still plenty of unique feature given its 4.6k sq ft size. continues with covered deck as key feature for all of these homes. 3 car garage is also sweet with downstairs master 1 similar in size to upstairs master 2.
