2003 Prices or Rollbacks

I noticed the poor location. Road noise would be terrible. I expect to see more entries under "Listing Price History" before this thing gets sold.

That home seems to have been for sale forever now. The for sale sign was knocked down by the Santa Ana winds a long time ago. The last time I drove by it, the place looked like no one, and I mean no one had been there to do any watering, cleaning, or picking up the trash in months. It is an awful location for traffic and noise, but a decent location for Tustin.

IR2, any idea how much this place could realistically rent for? I'm thinking $1800 to maybe $2000 just for the bad location alone. And, didn't this one have a slab issue, or some other major construction issue?

And, all I can say is, this is what happens when you buy in a false bottom...

Sale History:

May 26, 1992 $185,000

Jan 26, 1999 $202,000

Even if you put $18,500 in an account with 3% interest, you would have made more money than this buyer.

2101 Irvine leased at the beginning of the year at $3000/month. U-shaped home with interior courtyard and much of the frontage problems (read: traffic noise) mitigated. Also had a pool, more yard, and totally redone. I'd expect 1772 to rent for $2000 tops, realistically.

30% off of 2004 price in Anaheim. Cute looking house, but across the street from a trailer park and a cemetary. Oh, and it looks like they got real this week on the price.

Wow, do you think that the Cherry house has foundation damage? Seriously bad termite damage? (since it says you must have a 'no inspection' bid)

The Victoria house just fell out of escrow a couple days back. I guess they are having a hard time finding a knife catcher who can get financing.

I suspect that it fell out due to this

Public Facts Edited Facts

Residence: Single family Single family

Bedrooms: 4 4

Bathrooms: 2.0 3.0

Sq ft: 1,237 1,700

Lot size: 7,700 sq ft / 0.18 acres 7,700 sq ft / 0.18 acres

Year built: 1953 1953

You only have 1,237 sq/ft permitted. Unpermitted additions don't have any value. If they don't bother to get a permit, then the work is rarely done well, so it ultimately costs you more to get it legal and done right or you have to tear down, either of which costs money. 1,237 sq ft on that busy street is overpriced at $426K. Nice size lot, but it is on Victoria.... noisy and a crime magnet.

In regards to Cherry, who in the world would even consider a no inspection bid?
