I can't believe it has been just under a year, 346 days, that I joined the IHB forums, and I have had 2000 comments or discussions started. Not all 2000 can be seen by the public, and there are many that, um... I am glad can't be seen. But, that is nearly 6 comments a day, and most are available to everyone. Hey, for every 10th comment I make <a href="http://ml-implode.com/">a lender has imploded</a>. Some were funny, some were snarky, some were serious, and some I wonder WTF I just wrote. Many of them have spelling errors, and all of them have grammar errors, but I have improved a bit over time. I have made some people laugh, but I have pissed off some too. I have educated some people, and I have learned from many. I have been over the head for some people, and many have been over my head. I have made some great friends, and coined the term debauching ass grabbery, because of some of them.

Even I didn't think they would be one of the first to go. I have to say thanks, those put options soared higher, as fast as they went down.

CountryFried has been clinging for life. And, as the Tan Man sells his shares for his large family, the stock has tanked.

I still can't get sick of the <a href="http://youtube.com/watch?v=Ubsd-tWYmZw">Suzanne video</a>.





Home sales dropped to 20 year lows, and <a href="http://lansner.freedomblogging.com/2007/10/16/uglymonth/">September saw the largest month over month</a> drop in the 20 years DataQuick has been keeping records. All the bulls could say, see... homes are still selling.





Since then, there has been about <a href="http://mortgage.freedomblogging.com/2007/12/18/foreclosures-plummet-in-oc/">12,000 NODs filed, and nearly 6000 homes taken back by the bank</a>. I thought it was contained, and the high end was immune?

Although, Tanta will always do a much better job than me.

We saw some nasty fires too</a>. I was really impressed with the IHBer's who came through with their donations. That night the OCR was flooded with traffic, and you couldn't even get the page loaded. Somehow, a bunch of people found their way to IHB. That night, the chat had the most people ever, and now it is rare to find anyone.

I wasn't too happy with the idea of a housing Czar</a>.

It really amazes me to look back, and read some of the bullish comments, and how <a href="http://forums.irvinehousingblog.com/discussion/71/?Focus=686#Comment_686">they were so wrong</a>.

Some of it was right, some of it was wrong, and some of it wasn't pessimistic enough. All in all, IHB has been great, and I look forward to what another 2000 posts will bring.

Wow! Awgee sneaked those 2000 in really quick too. It only took him 290 days to get to 2000. My gawd... that is scary, there is someone here who has more to say than I do!





Congrats Awgee! You have been a great addition to IHB, and I am sure the next 2000 comments will be snarktastic.
