Orchard Hills 4 - "The Summit" Updates

what are his other criticisms? It does seem overpriced to me, but what do I know, it's hard for me to imagine dropping 4 million on a house

Went and saw Pinnacle by Toll Brothers at The Summit

Ok Estrella has a really cool floorplan, I love it. But those are what, 7 million now? Evergreen/Sequoias are ~3m. I can dream about the latter one day, the former is just never going to happen unless I quit corporate life and Sam Altman buys my startup. My current house a Toll Bros 4...

Went and saw Pinnacle by Toll Brothers at The Summit

I do agree two islands are better, but the one giant one is nice enough. I agree about the separate bathroom/closet idea. Finally, 2 car garage for 6 million?? I don't even remember, 6 million is just for a decent lot, it's probably what, another million or more to get it looking remotely...

Went and saw Pinnacle by Toll Brothers at The Summit

Pretty nice floor plans, nicely appointed, cool views, but holy shit did they seem overpriced. I enjoyed walking through the models but it's crazy that these are in the same price point as Hidden Canyon which has a much less cramped feeling and larger lots. The big showpiece staircases in the...

Should have posted it in the John's Creek thread to give Panda a taste of his own medicine.

    Retail Openings and Closures

What do you all think of Ja Jiaozi? I liked it the two or three times I went when I lived near the marketplace. I'm also looking forward to DTF at the Spectrum!

Johns Creek ranks #1 Best Place to Live by U.S. News & World Report

Right, I was up quite a bit. My point was it didn't matter in the grand scheme of things that my house 'lost' some value ~2010. Who cares. I got a place I liked, I needed a place to live, and I sold it and carried ~400k into my next home purchase. The condo I bought in 2009 sold for 620k...

Johns Creek ranks #1 Best Place to Live by U.S. News & World Report

Ok, I bought in 2009, 'lost' some money, but then sold in 2020, when I bought my house in Foothill Ranch. At the "peak" I'd say my house was worth 2.4, but now it's probably around 2 flat. We'll see, I predict more price slides for a little while.

    Is this house super overpriced?

The richer I get, the less stairs I want to have. Seeing mansions with 4 sets of stairs blows my mind.

if you have to sell when the market is down, who cares, your other house will be cheaper as well. If things get really bad, just hand over the keys, rent for a while, then buy the dip. Anyway, now I want to know if you're someone who actually bought at a good time, and you just don't want...

are they, if they are rich and live there with their family? I mean, I bought my house in Foothill Ranch expecting prices to drop quite a bit in the short term, but I loved the house and saw myself living there for 20+ years. (spoiler, it didn't drop in value, I gained ~800k in equity...

Panda is trying to convince himself he wouldn't move to Irvine or even Lake Forest in a heartbeat if someone handed him the keys to a new detached condo.

The Meadows, Lake Forest by Toll Brothers

There are four(!!!) kindergarten classes if I'm not mistaken, they really could have used a second school over at the Meadows! It is nice seeing so many little ones out and about at the various parks, playgrounds, and even town center.

The Meadows, Lake Forest by Toll Brothers

Hi Xander, I don't live in The Meadows, I'm across the street in Baker Ranch. My oldest kid just started kindergarten and we drive him up the hill to Foothill Ranch elementary, it's pretty close. I imagine when we're older we'd look to share rides. Currently we have a nanny come 4 days a...
