    This x1000000000000000.  Those 4 pin bulbs are crap, and shine WAY too cool (4K-ish).  A warmer 2700K LED will save you on elec bills and make it easier on your eyes.  I did this for my kitchen, bathrooms, and all of my exterior cans.

    Sure. But it rarely happens, and the cost of pursuing legal action reduces any potential returns.

    1 - Paint use third party.  With builder, you are generally limited to one color selection.  You can be more flexible with 3rd party, and it will be cheaper. 2 - Do standard recessed lights with builder, then convert them to LED from Costco (Feit). 3 - Call Socal Water Systems. Way better...

    Resale Homes Overstating Square Footage

    Agents can enter whatever they want into MLS.  The only risk they have in over stating square footage is the appraisal coming back with a different number and putting escrow in jeopardy, but if the buyer is committed in a seller's market, it seldom matters. Ethical? Nope. Enforceable? Hardly.

    Wasteful government spending is building a school and not opening it for 5 years.  Or building a school and only opening 1/2 of the grades it was supposed to open, and blaming it on insufficient headcount/demand. #heritage #orchardhills #TUSDFTW

    Yep...it's all through public records.  County, MLS, etc.  It's possible the agent entered in the wrong final sale price on MLS upon close of escrow.

    Um...I'm gonna take USCTrojanCPA's word over yours any day of the week.  He's got an acute handle on the local real estate market, as well as the macro financial markets, and has the garage to prove it.  Not sure how you back your guarantees, but talk is cheap.

    It's important to consider more than just the build quality.  Construction crews are generally recycled across builders, and individual superintendents at each builder will matter more to the construction of your home than the builder itself.  Good builders can produce horrible phases, and bad...
