Thinking of buying in Portola Springs. Few questions…

I lived in PS at one time near 133 and did get a few whiffs of a faint garbage smell while outside on about two windy days out of the year. There's about twenty windy days in a year so it didn't happen every time it was windy. It really wasn't an issue.

    Veterans Cemetery coming to Irvine

It appears that the city council voted and it lost by a small margin (3 to 4). I think what really killed it from what I understand, would've been a possible special tax assessment to those in the Great Park while the Gypsum Canyon site already has $50m in funding plus there was also concern...

Newer Irvine listings with crazy WTF asking prices from equity sellers

I tend to visit this thread every few months and every time I do my jaw drops. Who are these people with bags of money buying these homes?? Funny thing is that WTF listings back in 2021 would be a bargain now...

How Student Debt Can Ruin Home Buying Dreams

Tons of waste in universities these days. https://transparentcalifornia.com/salaries/search/?a=university-of-california&q=admin&y=2016 10,994 employee records found for the word "admin" This story sums it up perfectly: But the number of administrators and managers passed the number of faculty...

Affordable home prices lure millennials to Ontario, CA

45 minutes??  ???. More like two hours to clock in at work at 8am and another two hours getting back.  After accounting for gas, taxes, toll, maintenance, and time it's a total loss.

Deregulation is coming back! The housing bubble will return soon!

The fiduciary rule was made for trial lawyers.  It uses subjective words such as "reasonable" and "excessive" so I think it would've led to tons of lawsuits well outside what the crooked financial advisors sell.  People should have the freedom to make bad decisions as long as it's not...

What $1.25mm buys you in Southern California

I just did driving directions from Irvine to Escondido and it's 67 miles / 1hr 30min shortest way.  Totally not worth it when you can buy in Corona and it's 25 miles away.  Corona https://www.redfin.com/CA/Corona/1159-Maravilla-Cir-92881/home/22795170 $1.25mm - 5,257sqft, 6bd,5.5ba, 4CWG +...

Irvine house rented and then renter sublets it through AirBnB

IAC is known to ban people for life.  If you have a $200 balance with them they won't lease to you until it's paid.  Even after 20 years.

    Irvine Condo Investment with HOA

There are a ton of Irvine apartments (From Irvine Company) that are relatively new, have pools, gyms, and tennis courts that go for under $2,000 for a 2 bedroom.  If you could buy a home and immediately make enough in rent to pay the mortgage, property tax, insurance, and hoa then people would...

Is your HOA worth the money that you pay every month?

Wow what a total rip.  I wonder how long it would take for the HOA to kick someone out if they never paid.  If someone buys in for 5k and gets to live there for 10 months before the HOA kicks them out then that works out to $500/mo for a place to stay and free meals. Yuck!  I would never eat...

Is your HOA worth the money that you pay every month?

Most overpriced HOA in OC is the Rossmoor Towers.  Apparently the residences are too stupid to realize it. https://www.redfin.com/CA/Laguna-Woods/24055-Paseo-Del-Lago-92637/unit-1108/home/5371108 - Sold for 108k in 2003 and now sold for 4k...

Shady Canyon as an Investment Property?

That's a very bad decision.  By buying one property your standard deviation is very high.  Best not to place all your eggs in one basket.  Also big homes tend to not get rented very often.  People who can afford to pay 20k rent can afford to buy homes.  I would stick with 3 bed from 600k-700k...

Is your HOA worth the money that you pay every month?

People tend to think that it prevents neighbors from painting their house a bright yellow or parking a junker on the front lawn.  Most cities actually have exterior paint color ordinances and prohibit 8-12in tall weeds.  HOA is only valuable if it offers another service other than enforcing...

    2 million dollar budget

It's not exactly what the poster asked for.  Budget means maximum so in that case a 1.2 million dollar home would be fine for a 2 million dollar budget if it fulfills what the poster wants.  I would try Cressa plan 3 - https://nwhm.com/neighborhood/771/residences or just look for low PPS for...

    2 million dollar budget

Real estate agents are just like used car salesmen and useless.  I would try to find one who would give back commission or just use Redfin if you can't find one who will.  Also why is everyone suggesting to get a 2 million dollar home because the budget is 2 million?  The home mortgage...

Can we put solar panels on courtyard homes?

I'm assuming it's several residences that form a courtyard.  I think it mainly comes down to whether or not it's a common roof / who is responsible for repairs.  It'll likely state it in the hoa docs.  Getting approval to put solar panels on a roof where hoa does repairs would be near...

    2 million dollar budget

Laguna Altura sucks.  The lot sizes are small so the homes are close together.  Plus it's expensive for Irvine just because it's closer to Laguna Beach.  I think answering the question depends on what you value.  Personally I would go with Northpark for lower property taxes or Portola...
