    Doubt it will make them cheaper to operate. As soon as there is profit margin somewhere... they will abuse it. That's one thing about EVs that is killing old school dealers, no revenue on maintenance. Regulation has its time and place. Covid has shown less ICE cars on the road does affect...

    Someone mentioned this in the Real Estate thread but there is a dedicated website: https://www.canopygreatpark.com/ It's going to anchored by an Asian supermarket (of course) and it's not 99 or H... it's T&T Supermarket. Also.. rumor is the drive through is going to be In&Out.

    And let's be honest, reversal of the EPA rulings isn't going to magically make ICE cars cost less. I think it was just an excuse for ICE makers to raise prices. What they are going to end up doing now is keep prices high saying that to switch out of their fuel/pollution savings build models cost...

    New homes have wiggle room and pretty much set the pace. Resale homes, even if moving slow or discounted, are still very high compared just to 3 years ago. And again, this isn't isolated to Irvine, so it can't just be FCBs... the graph for almost every OC city is similar.

    Proving "primary residence" is the tough part. The last home we sold was supposed to be the buyer's "primary"... they had a renter in a month after we moved out (we were doing a rentback and they asked us if we wanted to stay longer).
