    Looking at the map, traffic from the 405 affects the Siena tract of Laguna Altura more so than the other tracts. It's no wonder, Cortona  is selling better in this community even though it cost $250K+ more. Besides that, in Cortona, you get real single family detached homes without motorcourt...

    The Cortona residences on Modena Road are 3/4 sold out. I was told by TIC sales agent that after homes on Modena road are completed by middle/end of this year, they will go on to release on Tesoro Road, most likely in early 2013. Then you have Umbria and Triana roads maybe in 2014 and 2015...

    No one walks to stores or restaurants nowadays, unless you live in a real big city like New York or Shanghai! Irvine is a small city to me, only 200,000+ population! We use cars more over here, ok? If you want to walk, use the community parks and trails.

    To be quite honest, I was there today with my car windows down, and the air was NOT bad at all, and there is no highway traffic noise whatsoever! I think you are exaggerating to diss Laguna Altura. Oh well
