I wouldn't worry about the asbestos. It's obviously defective.

    The New IHOmobile

The Koreans followed the Japanese playbook line by line. I remember when Lexus was just a wannabe and when it was humbling to buy one, kind of like wearing a fake Rolex.

How are IPO windfalls taxed for non-employee early-round investors?

I like it, and it's creative, but this person certainly wouldn't have the margin to do that. Basically zero experience in the markets other than mutual funds, would probably not even be approved for a margin account.

How are IPO windfalls taxed for non-employee early-round investors?

A family member was invited by his former boss to invest in a start-up a long time ago, and now that company is working to go public. It sounds like this person needs to provide brokerage account info to the start-up, and the shares will appear in the account prior to the start of trading...

I still remember when stocks had reached a permanently high plateau.

    Tesla Cybertruck

His numbers are ridiculous. 1mm is .040". 10 microns is .0004", which is a challenging tolerance for small CNC-machined metal parts, and a completely ridiculous tolerance for stamped sheet metal body panels. I mean, you can design anything to .000000001" if you want to, but you can't...

Is Irvine strict with unpermitted work?

I would bet in most cases of people getting caught it's the neighbors throwing the homeowner under the bus, though I've heard of cases where building inspectors just happen to be driving by. If the construction isn't visible from the street and you don't have laborers hauling building...

Is Irvine strict with unpermitted work?

I get that, but we're talking about federal loan agencies and programs. Is Fannie Mae or Chase Mortgage going to process a loan in Irvine differently than a loan in Compton? The federal government implicitly and explicitly wants to increase the rate of homeownership, so i can't see them...

Is Irvine strict with unpermitted work?

If this stuff was enforced, 2/3 of the homes in LA county would never sell. There was no permitted code review for my 2011 purchase, nor for any of the 3 refis after that, all of which included appraisals.

Is Irvine strict with unpermitted work?

How would they know? Are their reps showing up to the inspection after getting a copy of all permits from the planning office? Or will the appraisers whose livelihoods depend on repeat business going to do it?

If you were to move out of Irvine (and California), where would you buy a home today?

Exactly my point. Cold or not, this weather is close to typical for me. That snapshot was from July of 2020. Here's one from July of 2021. And one from December of 2022. Like I said, mild.

If you were to move out of Irvine (and California), where would you buy a home today?

There are pockets of Socal that are actually fairly mild. I'm near the coast in LA county. Like I said, it rarely gets above 80 here, even in the summer. Right now it's projected to peak @ 70*F over the next 10 days. And below is a 10-day snapshot I took in mid-July one year. Agree with IHO...

If you were to move out of Irvine (and California), where would you buy a home today?

Heck, I'll go so far as to say I prefer the winter weather here too, most days and for most things. There were very few days this past winter in Honolulu where the high temps were below 80*F. Even 80*F is too warm for me when it's humid. I might need to put on a sweater here, but I can ride...
