How do you decide the median housing price in Irvine (per SF or per Door), in the process for TIC to maximize the land value?

I think it might be some negative impact on the housing price in Irvine. Lot of places sell for over $300-350 / SF with 10-30 older than Woodberry East. I think the individul owner/seller might lower their sales price or at least get out of the denial.

saw 40 Vermillion , Irvine, CA 92603. Under contract for $419,000 with 1,450 SF, it was labled as a short sale. Does this deal go through? or just give it back to the lender?
