As an added bonus, you can enjoy the fumes wafting down from the asphalt plant just a short distance up Jeffrey?priceless!

    coronavirus

You can lead a horse to water but you can?t make it drink. At this point I don?t think more education is  going to make much difference. Most people who are receptive to being educated have had ample opportunity to get the shot. Oh well, Darwinism in action?

    CA SB9 - Effect in Irvine/OC?

I don?t disagree with you that there is a  need for denser housing,  but to allow plopping down up to 4 units in the place of 1 unit, randomly, in single family home neighborhoods the way SB9 allows it is bad planning and antithetical to the master planning principal Irvine is designed around...

    Ravello at OH Groves

nope, it's 24/7 now at the upper gate, both are manned during the day,  and the visitor gate code lane is deactivated at night at the other one, so all visitors must go through the manned one at night.

    Ravello at OH Groves

Groves did just recently go to 24/7 manned gate. Reserves opened later than Groves and still has more to build so I'm assuming Reserves will be manned later than the Groves.  The residents have to press for it if they want it sooner. The threat of a lawsuit can do wonders.

    Ravello at OH Groves

I don't live in OH reserves, and I also think Ravello is overpriced but: OH reserves-->gated + IUSD (Northwood high) + views in some tracts. Portola has IUSD and views in some areas, but no gate. portola is similar fire hazard zone OH Groves has gated + views (some tracts) but TUSD, not IUSD...

Newer Irvine listings with crazy WTF asking prices from equity sellers

Trevi has a better location, walking distance to the park, the school, the shopping center. Vistas are WAY far back in Orchard Hills. Once you go through Settler?s gate, you still feel like you are driving really far into the foothills to reach the Vistas. I guess the pro about the Vistas is the...

Need recommendation for landscaper for service in OH

You're looking for a unicorn. I kept on looking, but finally gave up and just started doing the yard work myself.

Is the el toro plume still a cause for concern?

Everything is so square. I don't like how the village is laid out. Especially the entry lanes into the village.  It feels like the military some how. Same feeling with Stone gate and Cypress Village.  Prefer the older village layouts like Woodbridge, Turtle Rock, Northwood Pointe, more...

Irvine seen as epicenter of violence against Asian - will it impact sales?

I saw the video too. It is not clear that it is a hate crime (though not ruled out), rather an attacker who does not control their dog and has anger management issues to boot.

Irvine seen as epicenter of violence against Asian - will it impact sales?

?? huh? If anything, it feels safer in Irvine than some other areas of Orange County. Safety in numbers. Masking and general observance of Covid precautions is commonplace and never get any hassle about it. I would never have been interested in living in places like Huntington Beach, Newport...

Where to buy - Irvine, Lake Forest or RSM

I don't live in Woodbury but have friends that do. Regarding Woodbury and property crime in general...I think it's more likely that the thieves are driving into the neighborhood to steal, rather crime from the actual residents of Woodbury themselves.  There may be more posting about package...

Agree it?s a WTF, and yet...it?s gone contingent 12 days after listing.

    all American asphalt

It has nothing to do with the gate, just geography. I'm pretty sure Reserves which is even more hoity toity with its guard gate, vaunted IUSD and higher elevations  is not immune to the fumes due to location, closer to Jeffrey and the plant.  Waiting for residents of the Reserves to jump down my...

    all American asphalt

I smell nothing in the Groves side of OH. Which makes sense considering how much farther west it is. I think most of it is concentrated along the Jeffrey corridor. On Nextdoor there were complaints from Stonegate as well.

    Trees in backyard

Orange County Fire Authority website has a list of recommended fire resistant plants, shrubs and trees, and a list of flammable plants to avoid. check this link: https://www.ocfa.org/Uploads/SafetyPrograms/OCFA%20RSG%20-%20Vegetation%20Management%20Guidelines.pdf Interestingly, all the...

Attending Orchard Hills School but Living in Tustin Legacy?

Orchard Hills School is in TUSD. So you would only need to apply for an intra-district transfer. OH is pretty full already, especially as they build more and more houses in the Groves, but you might get lucky. I don't believe IUSD accepts transfers from outside, but it doesn't apply in your case.

    Padova in Orchard Hills

We picked out the specific make/model of wood we wanted throughout the first floor, and had the builder put it in only in the kitchen, and free standard carpet everywhere else. Then after market, we had outside company remove the carpet and install the same wood flooring everywhere else. They...
