I believe that 6 of those are actually the new phase 6(A?) being released based on the lot #s compared to the home site map. They are listed as quick move-ins; however, available date is TBD. So probably not really quick move-ins. Only the 2 on Firefly address are.
I'm actually not surprised they're not selling like hot cakes; would be more surprised if they were. I'm no expert, but I think at $725,xxx for what is 1600 sq ft seems extremely over priced. And at mid to high $700s for Jasmine plans 2 and 3, I think going for Marigold plan 1 or 2 would be a...
I agree. My response will include pointing this out (except for the last statement of course ;) , to keep it civilized). Also, I would expect that any licensed contractor would carry their own liability insurance?
Yeah, I was thinking of contacting Steve Latorre...who's to say that he's not my 'personal friend' doing me a 'favor'? lol
I was thinking of letting it get forgotten until we do our pre-drywall day. But it sounds like I need to escalate this up the chain on the builder side if I want to use...
Called my sales agent to inquire if there are any restrictions of having my own hired inspector with me during the pre-drywall walkthrough, and she says the builder doesn't allow it. Citing that "liability issue" and that the home will go through the city's inspector's inspection.
Does anyone...
They do, but the 8 wire pinnings may not match the 568-A or 568-B for ethernet. They use the CAT5 wires for telephone, which may have a slightly different wire pin setup.
I'd try it as is first, and if it doesn't work, something to look at.
Depending on the wiring, you might need to redo the pinning on the ends to match either a 568-A and 568-B, which is super simple. Also the CAT5 end in the network box in the closet is usually hooked up directly to a telephone panel. So you'll likely have to pull them out and put them on an RJ45...
Is it possible to do any price negotiations at the builder's design studio? Or they already know they got you by the balls and so there's no reason for them to budge
Would you happen to know Ryland's design studio pricing for a few upgrades:
Pre-wiring for ceiling fan per room install?
Recess can lighting per room (e.g. 4 in the master bedroom)?
TV cable in-wall access per install?
Additional cable TV port per install?
Additional CAT5 port per install...
LOL...I'm not too surprised. Did talk to a Colibri renter there (of course they couldn't provide much input as to the build process and handling), but they seem impressed with the quality of the fit/finish...as much as a renter would be concerned I guess.
Definitely feel like people are only...
Went walking around in the neighborhood last night and didn't have much luck bumping into home owners in the Colibri builds chat up (did bump into a couple from Agave to chat about the neighborhood in general though). Seems like there are a few for lease from FCB/investors. Also, many of the...
Did look into the lowest priced neighborhood in PP (Richmond American - Birch Trail homes). The Plan 1 - Neil at 1878 sq ft is starting at ~$740,000+ when I called them last week.
Yes, we have a 17 month old son. What is the lifestyle difference between CV and PS? I just always thought Irvine was Irvine, and it's all family oriented ???
I've been contemplating that point as well.
It just seems like a really hard pill to swallow a price north of $715,000 for a property that is barely over 1600 sq ft. But I can sort of see the reasoning for Orchard Hills' case, but even then.
And Pavilion Park is just right next door to Portola...
I thought the price sheet said the base price was around $687,000+ (?), but that the first phase builds were priced at ~$715,000. Perhaps they already include specific upgrades already since they are already pretty far along in the construction on the phase 1 builds, and many of them seem to...
These units all have 'driveways' in the motorcourt, but I agree that the end units don't have alot of space between the unit's driveway and the end. So you don't have alot of room to swing the car around while backing out. Would have to back straight back into the neighbor across from you...
Also, I'm planning on walking around the Colibri neighborhood after work to see if I can run into some residents and chat with them on their experiences. Hopefully it's not all renters; or worst yet FCBs who might look at me funny for even trying to socialize with them.
Hi all,
We are currently considering purchasing a new build in the Colibri neighborhood of Portola Springs by Ryland Homes. I was wondering if there was anyone on the forum that has recently purchased in Colibri (or other Ryland neighborhoods in Irvine even) that can share their experiences...
