    Silicon Valley Real Estate

My sister is moving to Silicon Valley from Irvine.  Are there any good sites or forums that are similar to this one that are specific to that area?  Where are the best places to live there?  She is married with 2 kids (2 and 3yrs old) and in her mid 30's.  Safety is her biggest concern and good...

    Can Web Replace RE Agents?

Interesting. So if I only needed access to the MLS and I did all my own searches and I arranged all showings.  I can even fill out my own RPA's.  How much would you charge me for a 700k house?  Flat fee?

    Can Web Replace RE Agents?

True, but there are also a lot of agents out there who have zero knowledge of the villages I am interested in.  I think forums like this can almost answer any question a buyer might have.  I have been registered with this site for only a short time and I have learned more than I could have from...

    Can Web Replace RE Agents?

Maybe just have the owner or listing agent coordinate a time to be present?  I also think that more detailed pictures should be present in a listing.  And to avoid the camera tricks with wide angled lenses, we should also utilize a video walk-through posted on Youtube.  This will help buyers...

    Can Web Replace RE Agents?

Agreed. 2) Access to the Supra key.  Perhaps we can have people rent this device while collecting all their info so they do not abuse this by throwing parties in vacant homes (how is this controlled right now if an agent shows the house and something gets damaged?).

    Can Web Replace RE Agents?

That's what I'm afraid of.  It's like trying to take down big tobacco.  We need a company like Google to spearhead this.

    Can Web Replace RE Agents?

http://lansner.ocregister.com/2011/06/17/web-wont-replace-real-estate-agents/113939 I always wondered how long it would take for the web to replace the RE agent.  I figure as the non-tech savvy older generation get phased out (i.e. die) this would create opportunities for buyers and sellers to...

Woman fatally shot outside Irvine home; suspect in custody

From the OC reg... The apparent homicide was Irvine's first since 2009. Irvine has statistically ranked as the safest large city in America for the past seven years, based on FBI crime data covering communities with more than 100,000 residents.

    House Cleaning service

We are looking for someone who can clean our house but I was hoping that we could trust this person to clean while we are not home.  I would remove items such as jewelry.  Does anyone have any good referrals for Irvine?

THE FROZEN BLACK EDITION M3 COUPE

Isn't this the M3 that was on Top Gear?  They said that if a bird crapped on the matte black paint, you are basically F'ed.

    2012 BMW M5

Would buying this brand new M5 be a better investment than buying Irvine real estate right now?  I really don't know but I know which one would be more fun.

    Laguna Altura in 2011

So we can assume that these properties will also have Shady Canyon level pricing?  I never understood why someone with that much money would want to live in Irvine and not Newport.

A first home buyer need advice. - please help...

This might be what happens to Irvine.  Home prices here will stay flat as inflation creeps up but your actual home value will go down in terms of real dollars.  I have no statistical data to back this up...just a hunch.

    FCBers and Irvine

Do they publish the numbers of sales that are from foreign buyers or is this private info?  If it is private info, how do they get the numbers in that article?  Does anyone here have enough pull to get the numbers for Irvine?

    FCBers and Irvine

What percentage of Irvine sales would be needed for FCBers to be considered "supporting" these inflated prices?

    FCBers and Irvine

Is this a cheaper option than just getting a mortgage in the first place rather than paying cash up front?  I would imagine that the rates would be much higher on an equity loan.  I guess if they get a huge cash discount up front than maybe this is a smart move?

http://www.bloomberg.com/news/2011-06-13/chinese-mount-global-homebuying-spree-as-governments-squeeze-local-markets.html I saw this article about Chinese buyers but they do not mention Irvine.  I wonder where Irvine ranks among the Chinese FCBers?  Are there stats on this?

    Is Radon Testing Necessary?

In your guys' opinion, is radon testing a must have before you buy a condo?  I figured if anyone in the condo complex found radon, the association should have been notified?

In OC Register...Realtors go after blogger who says they lie (IrvineRenter)

I was just about to post this.  Personally I have no problem with Larry's blog.  This is great publicity for him though.  I wonder how much increased traffic his site will get now?
