I had them run it behind the baseboards and they turned out great. I think I'm running 12 gauge.

Garden Passages make up most of the nicest gates/doors in Irvine. Highly recommend. You can customize it however you like.

Park at Portola Parkway east of Lutheran HS

Ok, see attached pic. Section in red was originally slated to be all park w/community pool and clubhouse. Now it appears it has been reduced to the yellow section.

Park at Portola Parkway east of Lutheran HS

I'm talking about that triangular section in the map where Sage is. That was originally slated to be one giant park and now seems to have been reduced to that long sliver to the right of it called Valley Vista Park.

Park at Portola Parkway east of Lutheran HS

East of the 133. West of the 133 already has the field for that Lutheran HS so no open land there.

Park at Portola Parkway east of Lutheran HS

Where in that thread does it say that low income housing is going in the lot that I speak of. The model homes that are going up there right now don't look like low income. They're SFRs and look fairly large.

Park at Portola Parkway east of Lutheran HS

I remember seeing the original drawings for the park that was planned to go east of the Lutheran HS, south of Portola Parkway. I recently drove by the site and noticed that they appear to have made the park a lot smaller than planned. It's just the sliver of the land, whereas in the drawings it...

Tankless Water Heater - Annual Maintenance Contractor Recommendation Needed

OK, so I did the tankless water heater flush and it was really easy. On a scale of 1-10, I'd say it was a 1. My 92 year old grandmother could do the job. Just thought I'd share in case there are any of you out there that are contemplating hiring someone.

Tankless Water Heater - Annual Maintenance Contractor Recommendation Needed

You're right. To save some $, I'm going to do it myself. How about we split the cost of parts and we can share?

Tankless Water Heater - Annual Maintenance Contractor Recommendation Needed

I'd rather hire someone. Anyone have any recommendations?

Tankless Water Heater - Annual Maintenance Contractor Recommendation Needed

Do you have any recommendations for good contractors or plumbers that can flush out the system? How much did they charge you? I've heard it ranges from $85-150. Thanks!

    Landscaper Do Do

Right. They usually pay for a porta-potty themselves. I have seen really cheap landscapers try to use other landscaper's porta-potties. Some of them lock the stalls up for this very reason.

    Landscaping Plan - approval

Yes, it can definitely take that long. It all depends on how busy they are (i.e. how many other plans were submitted around the same time). We got lucky with ours and everything was approved on the first submittal within around 2 weeks.  :)

    Changing Grout Color

I'm starting to think that the grout color I chose for the exterior entry travertine steps is slightly darker than I would have wanted. Is there a way to apply a lighter grout on top of the existing grout or will this have cracking issues later down the road? I don't want to have to tear out all...

    New house + solar panel

ROI is always better on purchasing the panels vs. leasing due to government rebates AND because it increases the property value. Now if you don't have the funds to purchase up front, then leasing is your only option. Solar panels don't make much financial sense unless your electricity bill is...

    Shutters

Not sure if you're aware, but real wood is preferred over the poly stuff for people that live in Irvine. You only need poly if near the beach, humid climate zones like the south, or in a super small bathroom where there's no ventilation. Additionally, a lot of people don't realize that real wood...

You rookie. ha. Check out TJ Maxx Home Goods. They carry the same stuff found at department stores at a fraction of the cost.

    Backyard Landscape Plans and Recommendations

Ditto. And if you did put grass, your mower would take up 1/4 of your yard. lol. Unless you want to pay a gardener, but considering the size, it feels kind of pathetic to do so.

    Backyard Landscape Plans and Recommendations

. Yup same guy. This guy seemed really nice when I met him but I did a little more investigation because his aggressive door-to-door approach seemed suspect. I checked a good number of his previous jobs and spoke directly with the homeowners. Most complained about how frustrating it was dealing...
