Great Park: Taylor Morrison - Springhouse

New pricing is right at 800k for Plan 1.  The ones closer to Portola are Motorcourt with shorter driveways but a bigger backyard.

Agave @ Portola Springs [William Lyon]

Went with a friend to tour the condos in Irvine: Bang for buck, I think these are the cheapest per sq footage.  A condo, their Plan 2 with faulted ceilings is rare nowadays.  Caserta is a re-hash of Santa Barbara in Woodbury with new upgrades.  $673,000 for attached :(.....I remember passing...

    Jade Court at Cypress Village

Does anyone know if these are detached?  At over $416 sq ft for a 3 bd condo, seems pretty high for a new build.....

Opinions: best choice of hardwood flooring, granite color w/ white cabinets

I like the wood accent wall.  I spoke to the Venetian Flooring guy and he gave me the "bitter beer" face when I said I wanted a wood accent wall....lol

    Caserta at Cypress Village

Saw Caserta and out of the newer condos in Irvine, I would rank: Agave, Luna, Caserta in that order so far....

New builds - likes and dislikes?

Likes: Typically a bit cheaper than surrounding comps due to new phase, new, trendy options such as California/Obsv Room, Glass Folding Doors vs Sliding, make home how you like Dislikes: Long wait lists, long wait lists, have to pay for upgrades, landscaping, not quite move in ready if you are...

    Orchard Hills Homes

FCBs are not just in Irvine.  My co-worker lives in Newport Beach and he says many FCBs are buying up in his neighborhood as well.  Sendero @ Rancho Mission Viejo has slowed down a lot since opening other than the Seacountry and Tri-Pointe homes which I feel are better built than the IP homes. ...

    Affordable Housing next to PP

Looks like on the map, it will be southwest of the model homes built along 133

    Great Park Neighborhoods

I can speak for RoundTree, most lots have 10 foot depths and for Springhouse, around 18-20 foot depths which is around half the size of the model homes.  One model home had a pool in the back. The largest model home, Melrose by Ryland had a nice Vegas like pool with Encore Beach Club Cabanas...

    Acacia at Cypress Village

True about Colibri...they got bad publicity for the throw up incident and from what I heard from the Asian saleswoman in the office, high 700s for a 1800 sq ft home with no driveway and 7 foot depth backyard is a tough pill to swallow...especially with Cypress Village and now GP opening..

    Great Park: Lennar - Rosemist

iPhone Gold 5s Priceless lol... I just checked eBay and Craiglist for the Unicorn iPhone 5s to ship overseas and for those prices, you could pave your own Irvine driveway with a handful of sales

    Laguna Altura is HOT!

One of my co-workers just moved into his Laguna Altura home but since he has a condo from family that he lived in for pennies, he was thinking about selling.  He bought for $670,000 Plan 1 Siena and saw going prices of $829k.  He was wondering if it was worth it....5% fees plus taxes would...

    Great Park: Lennar - Rosemist

Question in general regarding the new Irvine homes, how much do you guys price out a driveway with all the new builds in Irvine?  $40-$50k ??? Since most new Irvine Pacific homes are now California Courts like Cypress Village and Stonegate, how much would you value Brand New homes in Irvine...

Great Park: Taylor Morrison - Springhouse

I went to both but I wanted to see if anyone had an opinion on either one.  I thought that Springhouse was a better home in general but I spoke with the representative at the office and she said it was pretty backed up.  Only Phase 1 was sold during a pre-release 2 weeks before the grand...
