Here are the model pics from Lennar's Rosemist at Pavilion Park. Plan 1, 2 and 3, in order, I think.

Personally, I like Plan 2.

Unlike Shea, where they kept talking about 6500sft average lot sizes, I don't recall anyone at Lennar-Rosemist mentioning that... did anyone else?

I think you mean Plan 1 and Plan 2.

Not much difference in square footage or br count so it's just configuration.

I actually appreciate that, you pay the same for something you just want differently (like the in-law suite in Plan 1 vs the upstairs Teen Room in Plan 2).
 
I am really confused with plan 2 and 3,  Plan 3 has more than 2-300sf, the price difference is only $50,000

Dollar per sq/ft goes down as your sq/ft increases after a certain point. There is a set base price and then any more sq/ft that is added costs less and less. It's almost like a volume discount. The more sq/ft you buy the cheaper it costs overall. That is what I have observed with Irvine prices.

That's why it's usually a good option if a builder offers to increase square footage of a home with a conservatory or such. The cost of the addition is usually much less than the cost would be if you were adding that same square footage using the cost per square foot of the rest of the house.
 
As I posted in another thread, I went back here for another visit.

I asked about lot sizes since Shea does actually have 6500sft lots on average (their latest Phase even had a 7400sft lot), and I was surprised that they only average about 5400sft.

Shea is milking that too, their price sheet shows lot sizes, Rosemist does not.

What is the average lot size?
If you are referring to Shea, that is the average... there were 6-8 homes on the last phase price sheet and the smallest lot was over 6000sft, the biggest was ~7400sft.

But, they said that later phases will have smaller lots (not sure if that was the "Buy now or be small lotted forever" line).
 
Question in general regarding the new Irvine homes, how much do you guys price out a driveway with all the new builds in Irvine?  $40-$50k ???

Since most new Irvine Pacific homes are now California Courts like Cypress Village and Stonegate, how much would you value Brand New homes in Irvine with a driveway...

I just checked eBay and Craiglist for the Unicorn iPhone 5s to ship overseas and for those prices, you could pave your own Irvine driveway with a handful of sales

I've seen detached condo motorcourt homes with driveways sell at $30k-$40k over the same detached condo motorcourt homes.
 
Walked thru these models yesterday, sales mentioned two plan 1 leftover from phase 1 release.  Had a feeling these home within a home floorplans will have a harder time selling.  Not overly impressed.  If I had to pick, plan 2 is the winner.  Bigger loft/teen room upstairs.  Plan 3 seems very dark on the second floor with tiny rooms.  Also felt claustro when entering plan 3.  Was gonna check out Shea, but they're closed Wed mornings.
