    Ayame Shabu Shabu Hot Pot

Yeah, one weekend we had shabu there, the next weekend there was a sign saying they are no longer able to offer shabu according to the OCFA.  Still ended up eating there, but it was just okay, actually kind of a rip for the prices they were charging. There must have been at least 5 or 6...

    Ayame Shabu Shabu Hot Pot

I don't think Ayame is going to make it in OH shopping center with the current menu.  When they did Shabu, business was great and the food was good, until the OC Fire Authority caught wind.  I wonder if it was an annual inspection or something happened that the OCFA essentially shut them down...

[IHB] Open House Review: 5 Canyonwood

I drive past this house multiple times daily, since I live nearby.  It is in a "T" intersection, which will drive Chinese buyers away from the house.  Also the neighbor next door has a couple of yappy little annoying dogs that bark a lot.

Coffee thread, post your favorites and recommendations

I usually mail order, from Caffe D'Arte (Firenze blend) and Espresso Vivace (Dolce and Vita blends) in Seattle.  I favor the traditional/classic espresso and coffee profiles versus the more trendy super-acidic/bright profiles from LA Mill, Intelligentsia and other "trendy" coffee houses...

    TIC shopping center food/retail coupons...

That's pretty much what we order, water...  I don't drink a lot of soda or alcohol these days, but I remember a lot of places not putting drink prices on the menu.  Then I'd order a Coke and come bill paying time, find out it was 2.95.  Plus, half the time the mixture was off and it tasted more...

    Retail Openings and Closures

Wow, I have never really needed to go to a walmart unless it was for some sort of black friday or other sale event.  Amazon/Target/Costco/Trader joes seem to take care of my needs... is it that much cheaper at Walmart than target?

    TIC shopping center food/retail coupons...

My wife just notified me of this link... we bought a 1/2 lb of beans at Peet's and got 1/2 lb free!  Noticed there were quite a bit of coupons available online by store or by shopping center.  Yogurtland buy one get second 50% off, etc, also has other retail store coupons not just food...

$150 to participate in TIC "Discussion Group"

Wow... I also participated a few years back when they were pushing 40x80 or was it 40x100 lots for 1.2M at 2800 sq feet homes.  At least they were not motorcourt homes, but the floorplans were disappointing and the it was Barb who was running the table.  Even back then they were pushing the...

    Quail Hill Comp Killer

I saw that house as well when the previous tenant was packing still moving out.  The home did not show well.  Very basic, small yard/lot and nearly no view.  Didn't like the flow or floorplan.  Treehouse is too low on the hill to get a decent view other than rooflines.  However, at least...

    Mitsuwa coming to Irvine

Ick!  Ajisen was mediocre at best, now I know why.  Hopefully there's no melamine and heavy metals in their soup.

Median income vs Median Home values

This is the tough part of the Irvine market.  The high down payment percentage brings the actual mortgage down to a much more affordable level.  The median income may support the irvine mortgage-balance, not price, but mortgage.  When IR had the mortgage data listed the % of down-payments...
