take into account other reasons you may have... i would say location, tax rate and weather are the still the 3 main criteria in considering buying a home.  You can also add school as another criteria which HC also has the edge over OH based on objective API scores

Property tax is lower in HC and weather in HC is about 5 degree cooler than OH. There are too many communities in OH...HC feels more exclusive HC wins

the ones available are both capri model... maybe one of them decided to change to lot 38 instead

the value of irvine has peaked due to increase supply!! too many new developments driving up supply... they need to slow down new development in order to maintain the value of the homes in irvine

dont know. I never directly heard from them. I know the chance is slim (that why i said would be a dream come true!!) ..but never hurt to ask.  I know Tolls has been good about responding to customer's request. :)
