TIC finally found a tenant for the Edward’s/Regal theater space in Westpark.
I was surprised by who it was and maybe someone else can guess (or already knows).

Surprising because of the way that footprint is but I assume it will be a teardown as they have to put in drive-thru construction.
Also there is no In&Out or ChickFilA nearby where they usually target their locations.

The wait for this place is insane. Takes 10-15 mins to put an order in and then 45mins - 1 hour to receive your drink during peak times. They offer online ordering through their app, but charge a premium for doing so!
I went around 6pm today and it took about 5 minutes after ordering from the kiosk. I'm glad I didn't have a long wait. I'm surprised Gong Cha left - they always seemed to have a good number of customers.

Mr. BBQ Jr replaced Zip KBBQ at The District. Mr. BBQ in Fullerton is popular (I’ve been there a few times) so I will see how Jr is.
Also, Ever After (Class 302 sister) has closed and is now Mama Ma’s (I wonder if related to Mama Lu?

We tried Jr out and it was good. They have “street food” options which is nice to see, the kids liked the mandu as well. The bulgogi tacos were very tasty. They can definitely improve their green sauce they serve with the tacos. Maybe next time I’ll bring my own salsa. The sides and sauces are better at I can bbq but the meat is probably better at Jr. good prices though compared to other Irvine KBBQs. Will definitely go back.
