The Landing Tustin Legacy (Brookfield Residential)

Anyone else concerned about buying in this market? I know there was talks in this forum about how the ciras are still a good deal, but does that apply to the lunas and terras? Seems like I'd be buying at the top of the market for a condo/townhome.

Why not look at 2-level resale condo/townhomes?
 
I would only buy if it is a unicorn; the best lot in a new development, or a resale 3CWG, single story, view lot, cul-de-sac, single loaded street, south of 405 as an example.

For cira, I think any that don?t share an alley way with the other two tracts would be ok.
 
Any folks who have finished or are near the finish line have any insight into Brookfield's ability to build correctly, address punch list and warranty items, and generally reach close on time? They've been telling me that they're building more float into the schedule, but haven't been able to show me an actual construction schedule to analyze. Their lumber was not the greatest when they showed me framing in a Phase 3 or 4 home and I've seen some Tustin city inspections left open/unaddressed, so was curious how it was all panning out. Foot traffic has definitely died down quite a bit on the models as well.

Hi Wes, seems construction is on track & moving along so far! Both phase 1 and phase 2 Cira move-in dates were right around target (give or take 10 days)! I also heard that some future Cira phases (6+) were moved up by months as a happy surprise :)

That's great to hear, Poonie, thanks for the information. Would the status of Luna and Terra be the same as well, with future phases being moved up? 🙂
 
Wes, if you haven't signed up on the interest list, do so immediately. Chances are slim now if you haven't done so already, but there's also a chance others are dropping out or picking up other properties instead and you might find a way in (I've seen someone get a pick in a Shea build 2 weeks after signing up). Lunas Phase 9 are sold and next Terra is like sleepy mentioned. They should have a phase about every 1-1.5 months. Took us 9 months from December before we were able to even pick a Luna but still no pick for Cira.

I just signed up 2 weeks ago and got put on a list for the current release. No call this time but heard they got to March 2022 on the reservation list.

They know the market is slowing so they are smart to keep prices flat and keep the momentum of sales going instead of having unsold completed units like a big Irvine builder we know. haha
