Nope, smaller homes/condos are trading well into the $400/sf in Tustin Ranch.  Some of the larger older 2 story homes are in the high $300/sf range but my single story home is now trading at over $550/sf based upon the last sale in the tract in the last 2 months.

This house has antiquated pre 2010 NHC separate living/family/dining room. People want modern open floor plan.

TR schools are not within walking distance.

No community pool.

And finally it's Tustin not Irvine.

Depends on how important that high ceiling is to you.

If you have kids, having a large loft over that space and fence them in is a great way to keeping the living room in order.

Panoramic ocean views...beautiful skyline and breezes.. high ceilings throughout.. nicely sized yard, not too big but not too small to get laughed at and great for cocktail parties...I would redo the landscape to get more foot traffic instead of the garden and I would also redo the kitchen a bit but overall this is what I'm talking about.

If you don't have $2M of assets by the time you reach age 65, then there is something wrong with you (for those who think this is too expensive). I'm talking about folks who have saved enough by then and not partied it up like Mayweather.

Did you mean to post another house? This thread is about buying at $700k.
 
The original poster of the thread is looking for a property at around $700K or under, either as primary residence or future rental property, with consideration to his current job near Irvine Spectrum.

Although Irvine train station is only minutes away from the Spectrum with shuttle service, I think there are a lot of options within short driving distance.  Lake Forest is next door and doesn't require freeway.  If you're willing to buy older property, you can get a SFR in Lake Forest for $700K like these 4 bedroom houses w/small yard:

Note I'm not necessarily saying that now is a good time to buy.  I think the RE market is on the high and would rather wait, but your individual situation may differ.

If you're willing to go a little further, Mission Viejo has much larger selection of homes on the market than Lake Forest.  My preference would be:

* Mission Viejo property with lake membership (I enjoy fishing) preferred, but Lake Forest is acceptable
* Single story SFR preferred over 2 story SFR, with efficient use of space
* Cul-de-sac location preferred
* 4 bed, 2+ baths, bathrooms should have windows
* Decent sized kitchen with sufficient counter space and pantry  (yes when I tour homes I look at bathrooms, closets and kitchens)
* Lot size of >5,000 sq ft  (7,000+ sq ft preferred)
* Good backyard space (I prefer backyard space over front yard)
* 2 car garage with full length driveway


It may be difficult to find homes that fit all the criterias above, but the intent is as many as possible.
 
Could Mission Viejo and Lake Forest be "culture" shock for Asians as there is not many down south OC?

Actually, Lake Forest has multiple topographies you can choose to live in... there is a forest type area (just passed by this area again last weekend), a lake, elevation and flat urban like areas... like Irvine.
 
Tustin may also be do-able, if you're willing to take the short commute on the I-5 to Spectrum area.

This one is a bit over budget, but it's not right next to the freeway yet close enough.  I like the kitchen counter space and walk in pantry.  Downside is all little stairs for a single story home.  The front porch is not wheelchair access friendly but given the space, it wouldn't be difficult to add a ramp.  Same with family room inside.
