Seriously, is there really that big of a difference between Irvine High vs Northwood High? This claim is consistently brought up in this forum without further explanation. Yes one is newer than the other. But if High schools mean so much why don't Chindians live in a less costly location and send their kids to Oxford Academy? I read an article in the OC Register about a month ago where Irvine High was ranked #10 and Northwood #9 in top high schools.

Because no amount of money can buy your kid into Oxford Academy but you can buy your way into an Irvine school.
Last time I checked you needed the following things to get into USC Business School....1) strong undergrad GPA, 2) solid GMAT scores, 3) well written personal statement essays, and 4) excellent letters of recommendations from former/current supervisors.  ;)
 
Is there any info on the SFRs in PA 40?  I see the info on the apts but cant tell what will be built after.
 
I think the apartments will go up first and the SFRs will follow depending on market conditions ala Orchard Hills.

If TIC somehow blows through Stonegate (just remember their are more tracts than just the current ones), we'll see Cypress Village activity.

I agree with IHO. This is the typical TIC M.O.. Build the apartments first then build the homes. Look at WBE, SG, PS, and eventually OH.

The time frame for Cypress Village (CV) may be delayed depending on the sales pace at PS and SG. I don't think LA sales will affect CV  (different priced/marketed villages) but may slow down or force a re-design for OH.

TIC can't wait too long on CV since a big competitor will be moving into the area in early 2013--Heritage Fields:
