Actually I was just at the model homes yesterday and the price for the plan 2 available was $1.6, with the plan 1 for $1.52.  I was actually surprised going through the models, Brookfield did a good job putting together a product quite different from other Irvine homes.  There was an open/airy feeling to the designs, nothing like the cramped feelings I got going through Capella/Messina where they seemed to be trying to fit as much as possible inside the space.  The entry/foyer for plan 2 was so nice.  Just didn't like the first floor master bedrooms.  The plan 4 lots were also very nice, but wish they had an option for a 5th bedroom in both those models.

I don't think that reflects what's "available."
I was there too and was told they're getting ready to release the second half of their current phase, which are all reserved.
The price list they gave out was for the previous phase, which (I think) had the $1.6M- $1.7M.
If you look on their website, you'll see they only have one standing inventory home available and that's a Plan 1 at $1.5M.

The Picture was taken from the playground next to Capella and looking down on the Capella's site.

The frame structure at far left is Trevi home under construction.  At right is the Capella model home and some early phase Capella homes.  At the center, you can see the edge of Capella's site and the lots with the view.  The view from these lots (lot 15 to lot 30) are quite nice,  almost same as those of Trevi's but just a bit lower in elevation. 

So, who's the lucky one waiting for these Capella's view lots.

That's because they've almost built out these homes and they have about $70k to $100k in options put into them. Maybe to make them look attractive to sell. Of course they tag on the costs of those options to the future buyer of those homes.

I know we've been down this road before but in general most homes in the groves, I'm sure the buyers tag on $75k to $100k minimum to the base purchase price of the home through the design center.

But yes those advertised prices "low 1 millions" and "starting at $1" sure are deceiving

The first two listings are sold by Keller Williams but the last listing is sold through TM.  How is that possible?  Are the first two resales already?

Can't be resales because the first phase hasn't even closed escrow yet
 
I'm surprised that the view lot home is not taken already. I thought people are waiting in line for them way before they are released.

Too bad it is plan 3 not plan 1,  otherwise I would be very tempted.

Sales aren't doing very well.  Only 27/72 homes sold.  Prices only went up first few phases.  The increase in prices now are due to builder chosen options and lot premiums.  Sales agents have already put in the request to increase the builder co-op to increase the buyer pool.
 
So this is like Quinterra  all over again? 

I wonder what's the reason for the slow sale.  It's the price, floor plan, TUSD, too many other choices, or we just running short of  millinionars?

I have the same feeling about Hidden Canyon. (I remember before Quinterra came out, people were excited on TI. But when the pricing came out, it changed people's view/perception. [stickershock?] I believe if the price was $150k lower or something at first, later they could "gradually" increase the price. The results would of been better.)


 
It's the price point and lot size. Unfortunately it may become Quinterra part 2. That started selling quickly when they dropped the prices below phase 1. I hope that's not the case, I would feel bad for the folks that bought early.
