Hmmm, I thought Capella increased some but looking at the 2017 property tax bill for Bridle Path, the base price is $1.57M so their sales price must be around that but they put a lot of $ into it looks like....

Most of the other Groves resale?s i can think of have increased.  Heck this one is almost the price of a Strada Plan 3.  Capella floor plans are actually pretty well done IMO, too bad about the small yards and no gates on the side.
 
Pretty sure those who buy at that price range 1.5-1.8mm want some sort of yard, more importantly some privacy. That's probably a huge turnoff even though the interior is upgraded. 

A Strada plan 3 is ~1.5?  Never thought those would run up this high this quick.

I don?t believe Strada had large lots but they resold well.

These ones that you posted have some of the largest lots in the tract,not representative of the typical Strada.

The Stradas that re-sold well are the ones like above that had the premium lots for the tract (5000 sq feet, or no back neighbor). The ones with the standard small lots (3800-4000 sq ft lots)  have not resold as well.

Only in Irvine would 5000 sq ft lot be considered above average size.  So if Capella premium lot had a 5000+ sq ft lot, it would sell for higher way easier?

Very nicely designed, price started out at $1.8M in June, now 4 drops later down to $1.585

No yard though, barely 5 feet past the california room and you hit the fence.

Wow, that has to be one of the smallest yards I've ever seen in a detached condo/home.  I mean even the Cambria attached condos in Stonegate have larger yards.
