I'm just off Edinger atm, and I'm so over major street noise.  :mad:

the 3,000+ sq ft homes that i would be interested are on the northwest part of the land they are building on, so farthest away from jamboree, doubt jamboree noise would be an issue for those homes.

Hi Qwerty

I know that you referred to a TI link in a previous post regarding the development but those didn't have a plot plan.  I do remember seeing it in one of the previous posts however and not sure where to find it.  Can you provide another link to the post that has the plot plan that shows where the 3000" houses are going in.  Also is the North Boundary of the development Edinger?

North boundary is Moffett.  This development does not go up to Edinger.

When Arbor Crest models (Standard Pacific) were framed (no drywall yet) they were "Supposed to be" $400K. A few months later the lowest price was $500K for the single story and close to $600K for the 2 story homes, so don't count on seeing $900K for those Standard Pac Homes.

I'm not worried about any noise from Jamboree. It's close enough to the train for me to think there will be noise from the trains and it's not that far from flight paths either.

Definitely, train and plane issues along with being close to low income housing and out of the IUSD district will lead to lower prices than they could get in Irvine, just like the stigma of living near the jail and out of IUSD did for Baker Ranch.

well the augusta 3,000 sq ft homes that were built in 2011 and 2012 have sold recently for 995K, 955K and one is in escrow with the asking price of 960K, so an average of 975K for the two sales, but these included window treatments and hardscape/landscape. lets say hard/landscape was $35K and window treatments another 10K that is 45K. lets say the market is 960K for Augusta Plan 3, less 45K for hard/landscape and windows puts the price at 915K, now back out 30-50K in upgrades and the base price if these were selling new right now is 865K to 885K, so 900K seems about right for Stan Pac, in particular because of what appears to be a slower RE market. now things could change by spring of 2015 but i dont see much improvement in the economy that would increase the price significantly off of 900K. the train noise is not an issue, harvard/edinger is a quiet zone and so it redhill/edinger and this development is too far to get any rumbling, although you may be able to hear the freight train rumbling through if you are outside but definitely not from the inside of your house. i cant argue IUSD vs the zoned crappy schools but you can probably transfer to tustin ranch schools.

I think this development will give TUSD enough students to open Heritage Elementary. It was built a few years ago but not used as an elementary school due to the lack of students.

No neighbor behind, nice view of orchard out from master bedroom windows, and almost perfect south facing front. Only if it was plan 1.

What's the benefit of south facing front? Just curious

The sun will always shine on your front door and makes the front of the home bright all the time.  It's a feng shui thing but if you live in the south hemisphere, than I guess north facing is preferred.

The sun will always shine on your front door and makes the front of the home bright all the time.  It's a feng shui thing but if you live in the south hemisphere, than I guess north facing is preferred.

I've actually heard different versions of stories when it comes to where your front door should be facing for good feng shui. So unless you are a true feng shui expert, the more practical rule to go by is to have the side of the house with the most windows facing south to get the highest sunlight exposure for interior space. I mean, who cares if your front door is bright when the rest of your house is dark right?
