It went pending Oct 7 then poof... nothing.

It went into "accepting backup offers" status on Oct 7.
It was moved from "backup" to "on hold" on Nov 2, and then completely withdrawn on Nov 3.
The seller decided to take it off of the market entirely at this time, for personal reasons, apparently.

Yeah... I posted about that earlier in this thread somewhere. I'm not sure but I think this is the one that I used to watch while walking the hood because I wondered why they would convert their 3rd CG into a room. My neighbor also did that to his home.

Don't they know that 3CWG's are going to become extinct someday?

That is a comp killer for that neighborhood because prices there are $900-$1.1m (that was sales this year too).

The Rochelle one is updated from the pictures but I haven't seen the inside so I don't know how nice it is... it has a pool and a balcony deck off the master which is nice.

The Bitterwood one (ugly street name) is off a cul-de-sac street but the inside is "classic". Seems like you would need to pump quite a bit of money into it to bring it up to speed.

Can't find a newer one below $800k... Montecito is messing up my Redfin searches because they list their parking as 2 garage + 2 other so it comes up on my grid.
 
We moved into 3-CWG last week-end and it seemed to accommodate anything you put in.

Boy, it IS a wide garage!

Both these homes have no MRs or HOAs so if you don't mind the older homes... I think these are great values. I really like the exterior of the Carver home, I'm a fan of that Craftsman/Cape Cod style (everything is Tuscan/Spanish nowadays).

This seller must be on crack or their walls are made of gold--$522/sqft!!! At least it has a 3CWG on the inner loop of Woodbridge.
 
hah, i had to look:  5500sf is a "huge lot"???

and they think that the house is worth doubled the 2000 purchase price!

And you wonder why the percentage of short sales & REOs is 30%...that's because Irvine has many unmotivated sellers like this looking for a sucker to under this home.  Honestly, Hanu should be ashamed of himself for even listing this property with such a high price when he and everyone else but the seller know it won't sell for anything close to list price.  What a waste of MLS space.

I know it is not a 3CWG but it does have spots for 3 cars. I thought this was an interesting find since not too many 1-story 3 car garage places come up for sale. I saw a similar floor plan in this neighborhood ~3 yrs ago as a short sale. Not a lot of interior photos but I remember they had very tall ceilings and open floor plan near kitchen area.
 
$700k for not-too-old (well 30-year old) 3CWG homes seems to be the sweet spot, both Northwood houses went pending after only a week or two.

I don't think Westpark II or Oak Creek 3CWGs are going to hit $700k... but if they do....

It's a probate sale priced below comps so it's not that surprising it went into escrow so quickly.  That being said, it'll stick around in the pending status for 60-90 days due to the court having to approve the sale.

One knock about Tustin Ranch... poor AT&T reception. I can't access Redfin while I'm up there and although some company wants to build a cell tower by one of the parks... the residents don't want it (what century is this?).
 
I liked Carver.  It went into escrow so fast!!!  We kicked around the idea of 5 Malsow for a while too since it was on the market longer.  Wife didnt like the back yard pool set up so we passed.  Was intrigued by Carver, but it sold quick! 

The other downside of the neighboorhood is that PURPLE house on the way in!!!! did you see it?  The wife said "that's why you pay $74 for an HOA"
