I actually like this house even though the pictures aren't up yet. The floorplan is decent except for the fact that the laundry is downstairs in the garage pass-thru (at least it's not in the garage which is surprising considering this house was built in 1978). The master bathroom could be bigger but it has a retreat (what they call "sitting room"). The rumpus room is a... well bonus... since you can make that a play room or a media room (I like having upstairs family areas).

And the location is really nice, end of the cul-de-sac (although may not be Feng Shui since it's right on the end) and backs a greenbelt. The Northwood Community Park is directly down the street so not only is it quiet, but it's near family areas.

It's a short sale, hence the lowball price so I think it will probably go for over $800k.

I wonder what it looks like on the inside?

Redfin says "Fixer upper home" so it may not go that high depending on the condition. You also have less FCB competition since they like newer areas. So if you really like it, you might get it for a good price.

I like the area as well. I take my son to NW Community park, he loves that castle. You are also in walking distance to Zion market.

Wow... that was fast, it's already in 'Pending' status. Since it was being sold by flippers, I'm sure they took whatever was offered.

Let's see what this closes at. There is only one other available 3CWG house in TR for $775k and that's a short sale so this was probably seen as a bargain (even with that $685k comp).

The other sub $800k home I listed, 7 Roanne Circle in El Camino is also under contract so the only sub $800k 3CWG homes left in Irvine is the Winchester one in Northwood and this one:

But it's a short sale I've seen it listed before so I have no idea what is going to happen with it.

So the only other "cheap" 3CWG in Irvine is 23 Laconia at $800k.

FYI, spoke with the Realtor on this property today and they have received three offers on the property, all slightly above the list price. Seller is no longer showing the property and is working with the offers that they have.

Wow... you were right, it's pending on Redfin today.

Isn't that fast for a short sale?
 
They are now submitting the offer to the bank for approval. Agent said slightly over list so I think between $710K-$725K. Will now sit with the bank for a little while, but seeing sale of 110 Monticello and others the, the price might be reasonable and might be approved by the bank.

You guys want shadow inventory, I'll give you some...there are 272 properties listed in Irvine with "back-up offer" and "pending" status that are short sales. That is about 1.5 months worth of inventory and some of these things have being lingering on MLS for 4-6 months.

Can any of your realtors out there tell us what happened? It was contingent and now it's back... did the buyer not qual? Did the money plane not arrive from a foreign land? Whuhap?
 
This one in Northpark popped up today and the one big reason why I like it is the lot is HUGE:

Wow! Lot is huge!! But with 2500 sqft, you would think they could put in a bedroom downstairs. The price is high too for 2500 sqft.

Yah! I remember looking at the floorplan and asking myself, "where the heck does all that sqft-age go to?"
They could have fit at least 4 if not 5 bedrooms in 2700 sqft, with 1 downstairs.

Can't tell from the listing but it was only in back-up status for only 9 days. $400/sf is a very steep price to pay for this home (over comps) so maybe the potential buyer realized they were overpaying and backed out. Btw, the buyer's agent commission is only 2% for this baby too. Don't know why the seller is being so greedy as they only have a loan of less than $240k on the property.

No way, IHO. This one is fatally flawed with the 714 area code and TUSD. It will languish on the market for months while Sonoma and Carmel will surely sell out this weekend. Besides, they would probably need to sell this to some dude doing an FHA loan, because no cash buyers would want a property like this. The cash buyer kids don't like to play in a backyard.
